Molly has been living with her young family in a damp, mouldy property since January 2025. She has an eighteen month old daughter and a new baby, born just weeks ago by caesarean section. But rather than fixing the problem, Notts Manor Properties threatened to evict Molly and her family just days before the baby was due.

The local council have confirmed that the mould is the most serious kind of health hazard, affecting multiple rooms including the child's bedroom. The police have issued a formal warning to the landlords for harassment.

What's particularly distressing is that one half of Notts Manor Properties is Dr Bina Kulkarni, who works at Queen's Medical Centre, Nottingham. Doctors are supposed to care about the health and welfare of the community, not to put people at risk of fatal illness by exposing them to dangerous housing or threatening to evict people while they're having an operation!

ACORN Nottingham has written to Nottingham University Hospitals NHS Trust asking them to properly investigate Dr Kulkarni's conduct as a director of this company, under their own staff conduct procedure. We believe Dr Kulkarni should be suspended for this conduct. The Trust has not yet responded. By sending this email, you'll also be adding your voice to that call.

ACORN Nottingham are asking the landlords to put things right, but we need your voice to show them that our community won't stand for this kind of abuse.

Today ACORN Nottingham is delivering an open letter to Dr Bina Kulkarni at Queen's Medical Centre, where she works as a doctor. It's addressed jointly to her and her husband, Prashant Thakar, her equal partner in the property company that has left their tenant Molly and her young family living with serious damp and mould for nearly two years.

Molly is 29. She has an 18 month old daughter and a newborn baby, born by caesarean section just weeks ago. Broxtowe Borough Council found Category 1 and Category 2 hazards in her home, the most serious classification the law provides. Ten months after the council's first inspection, they were left with no choice but to serve a legally binding Improvement Notice. Her kitchen and her child's bedroom are still not fixed.

Days before her surgery, her landlord wrote telling her to leave her home and find emergency accommodation herself. She reported it to Nottinghamshire Police as harassment. They issued a formal warning.

Dr Kulkarni has been copied into every one of these emails throughout. She is not a bystander in this, she is an equal director of the company responsible.

We're publishing this letter and delivering it to her workplace because private complaints and warnings from the council haven't worked. Nearly two years of documented hazards, three inspections, two schedules of works, a police warning, and still no safe home for a family with a newborn baby.

We're asking Dr Kulkarni and Mr Thakar to:

* Withdraw the eviction notice against Molly and her family, immediately.
* Make her home safe, in full compliance with the Improvement Notice.
* Cancel the rent arrears that built up because of their own failure to repair.

We will not stop supporting Molly until she and her family are safe ✊🏽💪🏽

Part 2: After nearly 2 years of trying to get Molly's landlord to fix the mould and damp in her home, and the landlords receiving a mandatory Improvement Notice from Broxtowe Borough Council, still there is no improvement.

Instead Molly and her family, including a new born baby are receiving harrasment and eviction threats, with the landlord trying to claim it's her fault for making "bad choices". When asking for time to recover from surgery before he removes her kitchen facilities, he instead tells her just days before she gives birth that she should not come home and tried to claim she was in fact the one endangering her children's lives, not him.

He's had months and months to fix these issues, and only now he takes any action after ACORN's intervention, while acting like it's everyone's fault but his. He's ignored multiple surveys and quotes, done bodge jobs to make it look like he's cooperating, and all through this a young family is suffering at the landlords hands.

Prashant Thakar through Notts Manor Properties is just one of the landlords who own this property. But Prashant has received warnings from both the police and the local authority for his conduct and for harassment. He could just save all this trouble and make the property safe...

Part 1: Why were ACORN at a hospital on 13th July? Because a top Nottingham doctor has attempted an ILLEGAL EVICTION OF PREGNANT MUM while she gives birth.

Bina Thakar, along with her husband Prashant, is a director of Notts Manor Properties. Notts Manor have left our member Molly in a house mouldy house for two years. Any repairs they have done have not dealt with the problem.

Molly’s 17 month old son has spent his whole life in an unhealthy, mouldy house. In 2020, Awaab Ishak, a two year old child, died in Rochdale from complications arising from living in a house with mould. Molly’s 17 month year old and her new baby are at risk. The mould is not just on the walls, it appears on the the kitchen cupboards days after a deep clean.

Broxtow council have inspected the property and ruled the are categtory 1 and 2 hazards. They have issued an improvement notice, legally mandating works to be done.

But instead of agreeing a date that works for Molly, Bina and Prashant used this as an excuse to try and force Molly out. While Molly was in hospital giving birth, she received a letter from Notts Manor Properties “strongly requesting that Molly vacates the property,” and that she does not return following the birth of her child.

ACORN viewed this as a threat of illegal eviction, and subsequently Bina and Prasant were contacted by the police. This follows a pattern of what we believe to be months of intermittent harassment by Notts Manor Properties of Molly and her family.

After Bina and Prasant repeatedly refused offers of a meeting to resolve the situation, ACORN members went to down to the QMC to inform them how on of their staff is treating a tenant. Doctors are strictly regulated for their conduct outside the workplace. Staff in the reception are were keen to chat and seemed horrified what was going on.

ACORN will not let our member be treated like this. We will continue fighting until there is a resolution. We urge Notts Manor Properties to negotiate a resolution.

VICTORY!

After months of stress and dealing with unacceptable behaviour of her agent Leaders, we've come out with all of our demands met in full!

Our member was missold a No Deposit Scheme. Wasn't told how the scheme is actively under investigation by the CMA for it's problematic and unregulated way of extracting money from unknowing tenants.

They then continued to blame our member for issues such as leaking pipes which were known to be prexisting and continued to gaslight and intimidate her for months.

In the end, with productive talks with the landlord, the landlord agreed to drop Leaders from managing the property and personally see to all the repairs and issues.

But Leaders would not give a full genuine apology, consistently refusing to acknowledge fault and only say sorry our member "felt this way". And the no deposit scheme, that was sold without disclosing the commission, or the lack of legal protection compared to traditional deposits, they refused to refund it.

So we took action. We occupied Leaders in Nottingham after they refused to engage with us any further. First they said come back later. Then they have us a meeting after 5 minutes. After 90 minutes of unproductive talks and saying they don't agree with us and "won't" do anything, we made it clear we were here for our member and wouldn't leave. 10 minutes later, a call was made and it turns out the manager COULD so something.

A full victory, and an example to anyone else being exploited by their estate agents for a bit of extra commission!
