📢 The new Landlord Database has been announced in England. What do landlords need to do next?

The Register Your Rental Property Service will be introduced region by region, starting in the West Midlands in December 2026. Landlords should start preparing by gathering the relevant safety certificates and ensuring their property and tenancy information is up to date.

📢 Landlords: it's been six months since the first phase of the Renters' Rights Act came into force.

There have been some major changes to how tenancies work and how landlords can regain possession, with assured periodic tenancies replacing fixed-term assured shorthold tenancies and Section 21 now abolished.

There have also been changes to notice periods, including for rent arrears, while further requirements are on the way with the landlord database beginning its rollout from December.

📢 BREAKING: A consultation asking landlords how and when Awaab’s Law should be introduced to the private rented sector has been launched today.

The law, which requires landlords in the social sector to investigate serious hazards, and remedy them within legally set timeframes, is set to be rolled out to the private rented sector under the Renters’ Rights Act.

The new consultation will ask you, along with other stakeholders including tenants, charities and other housing professionals, how the protections should work and when they should be introduced.

📢 Landlords: is Making Tax Digital going to apply to you from April 2027?

The income threshold is dropping to over £30,000, meaning more landlords and self-employed individuals will come into scope.

The over £30,000 figure is based on your self-employed or property income in the 2025/26 tax year. If you fall within the new threshold, you’ll need to keep digital records and prepare for Making Tax Digital from April 2027.
