With the abolition of fixed term tenancies, Deeds of Assignment are no longer recommended or accepted by most deposit providers. If one joint tenant serves notice, it legally ends the entire tenancy for everyone.

The best approach now is to accept the notice to quit and agree a new tenancy with remaining tenants and any replacements before the notice expires.
Make sure to comply with all TDP requirements as you would when establishing a tenancy for the first time.

You may also want to consider whether individual room only tenancies would be suitable to avoid these issues in the future.

New research from Pegasus Insight paints a clear picture: tenant demand is strong, but landlord confidence is fragile.

58% of landlords report strong demand for homes to rent, yet three times more landlords sold property than purchased over the past year. With the Government preparing to increase income tax on rental income, the supply of homes to rent risks shrinking further at a time when tenants can least afford it.

The NRLA is calling on ministers to back responsible landlords, not drive them out of the market.

One of the concerns landlords often raise about Making Tax Digital for Income Tax is what happens if a mistake is made on a quarterly update.

The good news is that quarterly submissions are designed to provide HMRC with an ongoing picture of your income and expenses throughout the year. They can be updated and corrected as your records are refined.

The key submission is the final year-end declaration, where your information should be complete and accurate.
