Morning all .. we wanted to provide some clarity regarding the application for the Manor Road development.

Pennyfarthing have now submitted an application for full planning permission. If this is passed by NFDC, Pennyfarthing will be able to start building.
PLEASE NOTE
- This is a new application with a new reference number, 25/11139. This means all comments made for the previous application may not be considered again.
- if you are concerned about this new application you will need to make a new representation.
- this new application is concerned with ‘reserve matters’. ie. what is it going to look like? - mass and density, appearance, landscaping, layout, scale, in relation to the character of the surrounding area and local planning policies. This means the key issues the planning committee will consider are whether the application -
- is so out of character with the surrounding area that it will have a negative impact. Note, the plan is for 170 dwelling units including five blocks of flats comprising, in total, 46 dwelling units. Some flats will be 2 ½ storeys high, one block is for 14 flats.
- is in conflict with NFDC’s local plan. This sets out NFDC’s standards for housing developments. For example, NFDC states ‘the new dwellings should be a well designed extension to the village which respects the strong rural character of Manor Road and Barnes Lane’.
Other points to consider: the effects on the residents in the surrounding area - sewage, drainage, potential flooding resulting from excessive hard landscaping exacerbating the existing problem, and biodiversity loss necessitating off site purchase of units due to the scale of the development.
