PLANS FOR 520 STUDENT ROOMS FACE REFUSAL

Tower Hamlets’ Strategic Development Committee on Tuesday evening voted unanimously against approving plans to redevelop the former London Electricity Board site at 255–279 Cambridge Heath Road.

Despite planning officers recommending approval, all nine councillors voted against the proposed 520-room student development.

Councillors raised concerns about:

• Loss of opportunity to provide permanent family and affordable homes
• Growing concentration of student accommodation locally
• Harm to the area’s character/neighbouring residents
• Loss of daylight and community facilities
• Lack of a robust agreement with a university demonstrating the need for the accommodation
• Failure to comply fully with net-zero policies
• Whether the promised community benefits would outweigh the harm

The application has technically been deferred, rather than finally refused. Because councillors went against officers’ advice, a further report must now be prepared before the committee can confirm its decision.

The proposed Section 106 benefits—including affordable student rooms, peppercorn-rent community space, discounted shops and local employment commitments—would only proceed if planning permission were eventually granted.

I’m guessing this means the excellent Proposition continues in its meanwhile use of the space.
