As you will have seen from recent correspondence, BAML have started a consultation with leaseholders on whether to continue with the post room as it currently works, or to replace it with a locker system.

The RA has engaged with BAML on this issue and created a Q&A to help those leaseholders who want to take part in the consultation.

REQUEST FOR VOLUNTEERS

Leaseholders at Royal Wharf pay a share of the overall service charge based on the size of their flat / house. The bigger the property (as measured in square feet), the larger the share of the service charge.

When the RA reviewed the service charge budget for 2023/24, we noticed that BAML had changed the 'size' of a significant number of flats in the development used in the calculations. We challenged BAML on this change, and as a result, BAML has agreed to appoint a third party to remeasure a sample of 15 properties at Royal Wharf to determine whether the 'new' measurements used by BAML are correct.

BAML has been reaching out to a sample of leaseholders to obtain volunteers to be part of this remeasurement exercise. The final measurements are being done this Wednesday, and they're still looking for a handful of volunteers.
