London Community Land Trust (CLT) supports local communities to create permanently affordable homes and transform their neighborhoods. Using a model of genuine community partnership, we work with teams of local people to campaign, bid for land, design, own and manage homes and community spaces in their boroughs. We make homes genuinely and permanently affordable by linking home prices to local med

ian incomes and ensuring residents do not have to spend more than a third of their income on housing costs. When residents move out, they must resell at rates linked to local earnings, making homes affordable in perpetuity. Our model offers a way to address the growing gap in the market between those who qualify for social housing and those who can afford to buy on the open market, making sure people are not priced out of their neighbourhoods and communities. London CLT aims to see local people having control over their homes, blocks, neighbourhoods and further afield through our community-led process. We also collaborate with partner organisations to promote innovation and culture change in the housing sector and beyond. Our work began with a grassroots campaign with Citizens UK to create 23 homes at St Clements in Tower Hamlets, London’s first CLT. In collaboration with local groups, we now have a pipeline of 150+ affordable homes in development across London boroughs including Lewisham, Greenwich, Lambeth, Southwark, Redbridge and Hackney. London CLT is a democratic and community-based organisation and anyone who lives in London can become a member to get involved and support our work.

Join us on 24 June in Westminster for the launch of London CLT's new guide, Unlocking Development Sites for Affordable Housing.

The event will explore how small development sites can help deliver genuinely affordable, community-led homes, with contributions from Baroness Polly Neate, Tom Chance, Anthony Okereke, Russell Curtis, Father Richard Springer and Juliet Can.

London CLT is a not-for-profit, membership-led organisation. Anyone who lives or works in London can become a member for just £1 (plus a small online processing fee). Members receive updates on our projects and campaigns, information about new homes for sale or resale, voting rights at our AGM and the opportunity to stand for election to our Board.

🍍 Great news!

London CLT's Citizens House has been shortlisted for The Pineapple for Healthy Homes at the 2026 Pineapples Awards.

It's fantastic to see this community-led development recognised again, following its Pineapple Award for Community Engagement in 2023 from The Developer and Festival of Place.

Designed by Archio Ltd, Citizens House shows how community-led housing can help create healthier, more connected neighbourhoods. Congratulations to everyone involved in delivering this project.

Spotlight on London’s Small Sites, Built Examples That Matter

Many thanks to RCKa Architects and Russell Curtis for the Small Sites London map: https://smallsites.london/ which highlights built and pipeline small housing projects across the capital.

Featured here is Citizens House in Sydenham, a thoughtful example of high-quality, community-led housing delivered on a small back land site.

London’s housing challenge remains significant:
• The GLA target is 88,000 new homes per year, yet only around 5,000 starts were recorded in 2025.
• Social housing waiting lists now stand at roughly 330,000 households.
• Temporary accommodation costs have reached around £6m per day.

Projects like Citizens House, designed by Archio and delivered by London CLT, show how small sites can contribute to delivery by creating additional affordable homes, transforming under-used land, and supporting locally led development. Great news for Southwark.

The Scylla Road / New James Court project has just been approved by Cabinet, clearing the way for 12 genuinely affordable homes and new shared green space in long-term community ownership.

This milestone follows strong support from Cllr Helen Dennis, Cabinet Member for Housing, who has been instrumental in helping bring the project forward to the Greater London Assembly housing committee and championing community-led housing locally.

Led by London CLT and shaped by local residents, the project will turn a row of neglected garages into homes that are price-linked to local incomes, not the market, so they stay affordable for generations. Plans include a mix of 1–4 bedroom homes and a landscaped courtyard for community use.

This began with local people organising for change. Now it’s becoming reality.

As we look ahead to 2026, we’ve been reflecting on a busy and important year- delivering homes, sharing learning, and standing up for community-led housing in London.

Over the past year, we’ve moved forward seven community-led housing projects across six London boroughs - from major progress at Susan Road in Greenwich to campaigning to protect affordable homes on public land at Cable Street, Shadwell.

Our completed homes at Citizens House and St Clements continue to receive national recognition, including RIBA Client of the Year, alongside visits from policymakers and partners.

Alongside delivery, we’ve shared learning through policy work and practical guidance - including our upcoming Best Practice Guide for Small Sites, launching this spring.

Despite the challenges, one thing is clear: communities want a real say in shaping their neighbourhoods - and community-led housing has a vital role to play in London’s future.

41 affordable homes — or another missed opportunity?

London is in a housing crisis, yet a community-led, 100% affordable housing scheme on public land in Shadwell is now at risk.

The Cable Street project would turn land unused for over 50 years into 41 genuinely affordable homes, shaped by the local community and built for lasting public benefit.

The community has come too far to give up now.

✅ Real progress this year on our Cable Street project in Shadwell - especially significant at a time when delivering new homes is increasingly challenging.

🏘️ Set to be London’s largest Community Land Trust, delivering 41 genuinely affordable Passivhaus homes, plus new community space and improved public realm 🌱

🤝 Co-designed with local people, this project brings a publicly owned site - fenced off for 50+ years - back into use after years of community campaigning.

With partners Levitt Bernstein, Transport for London, and support from Mayor of London and the Deputy Mayor for Housing, Tom Copley, we’re aiming to submit a planning application in early 2026 📅
