🏡 Did you know your landlord has legal responsibilities when it comes to repairs?

If you're renting your home, Section 11 of the Landlord and Tenant Act 1985 places a legal duty on landlords to keep key parts of your home in good repair. This includes:

🔧 The structure and exterior of your home (such as the roof, walls, windows and gutters)

🚿 Water, gas, electricity and sanitation systems

🔥 Heating and hot water installations

Understanding your rights is the first step towards making sure your home is safe, healthy and well maintained. Section 11 applies automatically to most qualifying tenancies, even if your tenancy agreement doesn't mention it.

The latest figures from Wales show the number of social homes has increased by 1%, bringing the total to 247,389 social homes across the country.

On the surface, that's encouraging. Every additional social home has the potential to provide stability, security and opportunity for someone who needs it.

However, the figures also remind us that numbers only tell part of the story. Demand for affordable housing remains high, and there are significant differences in social housing availability across Wales. Building more homes is an important step, but ensuring residents feel safe, heard and supported is just as important.

📱 When connectivity becomes a barrier, whose voices are we missing?

As more housing services move online, digital access has become essential for residents to report issues, share feedback and engage with decisions about their homes.

But for many social housing residents, reliable internet access is not guaranteed.

💻 The digital divide means some residents may be unable to:
❌ Complete online surveys
❌ Access important housing information
❌ Join digital engagement activities
❌ Have their experiences reflected in the data

This creates a challenge: data can only represent the people who are able to participate.

If we rely only on digital engagement, we risk leaving behind the very communities we are trying to understand.
