📢 Changes to renters’ rights - what you need to know 📢
The Renters’ Rights Act received Royal Assent on 27 October 2025, bringing in new protections for tenants.
Some updates are already in place for shared ownership homes, and from 1 May 2026, the main changes have come into effect for the Private Rented Sector - including our Market Rent homes.
Here’s a quick look at what’s changing:
✅ All tenancies will move to rolling agreements
✅ ‘No fault’ evictions (Section 21) have ended
✅ Rent increases will be limited to once per year
✅ You now have stronger rights, including the ability to request a pet
✅ New protections against discrimination (for example, for families or those receiving benefits)
✅ Deposits capped and rental bidding banned
✅ Local councils have stronger powers to support tenants
