Renters' Rights Act - eviction notices
🚨Renters’ Rights Act changes are coming on 1 May. This will affect the way you rent private student accommodation.
📄Before the 1 May, your current accommodation provider may serve you a Section 21 Notice. This is confirmation of the end date of your current tenancy.
❌After 1 May, accommodation providers will no longer be able to issue Section 21 Notices, also known as no-fault evictions.
They can still evict you for anti-social behaviour, damage to the property or if you have significant rent arrears.
➡Ground 4A – if you are renting a shared house or flat your landlord may serve you a Ground 4A Notice if they need you to move out on a set date, so they can rent to another group of students.
They need to serve you with a Ground 4A Pre-tenancy notice by 31 May to initiate the process. They must give at least 2 months’ notice and the tenancy must expire at some point between 1 June and 30 September.
