Leiston Community Land Trust To promote the development of the Town Centre to improve public amenity and local character A focal point for the tourism economy.

Leiston Community Land Trust (CLT) is a non-profit organisation made up of local people with multiple business, management and architectural skills and backgrounds, brought together by a passionate desire to regenerate Leiston Town Centre. Leiston CLT was formed in 2019 following a Neighbourhood Plan and a Scoping Report commissioned by the Town Council and its partners. These reports recognised t

hat with an empty commercial property rate of 11% compared to an East Suffolk average of 7%, Leiston requires investment and would benefit significantly from town centre redevelopment. Focused particularly in and around the land between the High Street, Sizewell Road and Eastward Ho. The reports reinforced the need for a mix of uses (residential, retail and community) that could serve to draw more people into the town centre, therefore helping to revitalise it. The reports also identified that a Community Land Trust would be the most appropriate institutional structure to take the development forward to ensure that a comprehensive scheme is introduced. This Trust would ultimately own or have control over the non-privately owned parts of the scheme. We know that Leiston is a great place to live and work, with good amenities, but unfortunately we also all know that its local shops need more trade, its cafés and restaurants need more visitors, and its Community needs a green town centre that provides a greater sense of belonging, cohesion and pride. OUR VISION IS:-
* To create a well-planned and designed, sustainable and economically vibrant town centre to meet the current and future needs of Leiston and its people.

* To provide affordable homes for rent to Local people, initially for first time home owners or more elderly people wishing to downsize, alongside new Retail Space to create an attractive and vibrant accompaniment to the Town Centre amenities.

* To provide a Community Space that will contain a modern Library, Town Council offices, citizen’s advice centre plus flexible retail or craft space suitable for both established and start-up companies or individuals.

* To deliver an open space available for markets, concerts, displays etc. A Market Square that can be a central focus for the town, with shops and streets branching from it.

* To further engage the visitor experience and develop the pedestrian opportunity, we propose an additional development in the former Post Office Square. This will focus on the Heritage opportunities of the former Council Offices, the Long Shop Museum and the Leiston Work Railway. Providing a building telling the ‘town’ history in a heritage building with a café facility, opening out onto piazza style space for public recreation. As a coastal town Leiston can only draw on an 180deg catchment. To overcome this it is also necessary to exploit the tourism and visitor capital that the beach has to offer and bring to the town. Along with embracing marketing and promotional advantages of a digital town on the Smart Towns open WiFi scheme.

We are looking for a new volunteer, with good IT skills and an eye for detail, to support us. Leiston is about to see significant change, with a one-way road system, the creation of new public spaces and tackling the need for affordable housing. Leiston Community Land Trust can play a key role in those changes, working alongside our Town and District Councils, and of course the team at Sizewell C.

This volunteer role is likely to be very interesting!
We anticipate this will take 10-15 hours per month, which other than attending the monthly Board meeting, can be flexible.

Leiston Film Theatre is such an important part of what makes Leiston special. This is a terrific way to celebrate the last 50 years of Leiston's oldest film theatre.

SAVE THE DATE! You're invited to a FREE open air Cinema in the Park on Saturday 1st August at the Victory Road Recreational Ground, Leiston. Join us to celebrate 50 years since Leiston Town Council saved our Film Theatre. There will be a host of attractions, food, drink and a fabulous firework finale! Your opportunity to attend the Annual Town Council meeting and hear from local organisations about what they are doing in the community.

Leiston-cum-Sizewell Town Council is inviting residents, community groups and organisations to attend this year’s Annual Council Meeting and Town Meeting, which will take place from 6.45pm onwards on Tuesday 26th May 2026 at the Leiston Community Centre, King Georges Avenue.

The evening will begin with the Annual Council Meeting, followed by the Town Meeting and Public Forum. These meetings provide an opportunity for residents to hear updates about local matters, share views, and take part in discussions about the future of the community in Leiston.

Community groups and organisations are particularly encouraged to attend. The event offers a chance for local groups to showcase their work, share their plans for the coming year, and highlight the valuable contributions they make to the town. It will also provide an opportunity for different groups, organisations and residents to exchange ideas and information, helping to strengthen connections and encourage future partnership working within the community.

Groups and organisations are welcome to deliver a short presentation, submit a
brief report, or provide a display stand and leaflets about their activities.

East Suffolk Council have organised a series of walking tours to give local people the opportunity to tell them about our area.
Sign up for the opportunity to Join them on a walking tour of Leiston on Thursday 23 April. You can chose from 10am, 1pm or 4pm for a 90 minute walking tour. Share your knowledge of things that work well, to places you think could be better.

Thank you for all the responses to our recent questionnaire. The online and paper responses are being collated and will be shared later. There have been many common themes and these will help in our discussions with key stakeholders.

There are many things we can't fix - volumes of traffic, one way systems and 30 mph limits.

While common themes were - a Post Office, a Bank, NHS Dentist, Affordable Housing, the closure of High St shops is a concern, people would like more Public Realm and space to meet up and dwell.

There were positive comments about the Film Theatre, Leisure Centre and Museum too.
