Emptyhomesdoctor Through our Empty Homes Doctor Service, we work with owners of empty properties to help make their empty house a home.

Our aim is to bring back into use more of the 5,000 long-term empty properties in Leeds. We do this primarily through our Empty Homes Doctor Service, which we have been offering since 2012. Funded by Leeds City Council, our service is free and impartial.

Make your empty house a home again in 2026! With the cost of empty homes increasing, now is the time to act.

Some homeowners in Leeds with long-term empty properties have recently received letters about existing council tax charges.

💡 Did you know? Council tax on empty homes increases over time:
• Empty up to 1 year – standard council tax
• Empty over 1 year – council tax is doubled
• Empty over 5 years – council tax is tripled
• Empty over 10 years – council tax is quadrupled

Following our last post about Jo’s unexpected lock trouble, we wanted to share a few more images from that property – because, as always, our visits can throw up plenty of surprises.

Inside, we encountered everything from a stray cat in an open-access basement to a pigeon nesting in an upstairs bedroom, thanks to missing roof tiles. Every property has its quirks, and part of our job is to identify these issues so owners can make informed decisions.

Despite the unexpected wildlife and the initial chaos, our detailed report gave the homeowner a clear picture of the property’s condition. With our information and support, they were able to act quickly and confidently, and the property sold at auction in less than three weeks.

This case is a perfect example of how we help homeowners unlock the potential of their empty properties, no matter what surprises await inside. From assessing the property and documenting issues, to providing practical support, we make sure owners can make decisions with confidence – and achieve results. 🏡✨

Empty homes are often the worst affected by damp and mould - and we’ve seen it all: rising damp, flooded cellars, leaking roofs, damaged rendering, brick and gutter failures, internal leaks, poor ventilation, and even damp caused by overgrown gardens.

A small damp patch today can become a big problem tomorrow - leading to costly repairs, serious structural damage, and a drop in property value.

This , we’re highlighting the importance of early detection and preventative maintenance - especially in empty or void properties. Regular inspections, good ventilation, and prompt repairs make all the difference.
