We recently brought tenants together at Ewart House to share plans for what’s coming next and to introduce the people who will help deliver it.

From the new café service with to wellbeing support like hairdressing and foot care, the session gave tenants a chance to hear directly from providers, ask questions and share their thoughts.

This stage is all about making sure services are shaped around real needs and everyday experiences.

A big thank you to .sills our Project Manager, and Ekky, who leads on tenant engagement, for bringing this together and making sure tenants are part of the process from the start.

These photos show Ewart House as it looks today. Behind the scenes, a lot of work is underway to shape what comes next.

We’re working with tenants, colleagues and external partners to plan improvements to shared spaces and services at Ewart House. This includes exploring new layouts, furniture, finishes and security, as well as plans for a community café, a wellbeing space and better access to everyday services.

There are meetings with designers, contractors, catering providers, health professionals and technology partners, alongside ongoing conversations with tenants to make sure changes reflect how these spaces are really used.

This stage is about listening, planning and getting the details right. We’re excited about what these spaces will become and what they’ll mean for tenants in the future. More to come soon.

We’re proud to share that Greenhill Housing Association has secured the maximum £40,000 Local Housing Community funding award to improve shared spaces at Ewart House.

This funding supports two tenant-led projects, shaped directly by what residents told us they wanted: welcoming spaces, affordable food, and easier access to everyday services.

✨ A former commercial kitchen will be brought back into use as a community café hub — a place for shared meals, cookery sessions, volunteering and connection.
✨ A new Wellbeing Centre will bring services like hairdressing and podiatry into the building, helping tenants stay independent without the need to travel.

These improvements will benefit residents at Ewart House and nearby Becket Fold, while also creating opportunities for wider community involvement. Alongside this, we’re refurbishing the main lounge to create a warm, inclusive space for residents, families and friends.

Securing the full LHC award is a real milestone and reflects our commitment to tenant-led decision making, wellbeing and connection.

✨ The Christmas vibes are in full effect at GHHA✨

The merry times truly continue after a wonderful Windridge Court Christmas Party filled with laughter, dancing, and togetherness. Residents and staff came together to prepare delicious food, share the clear-up, enjoy fantastic entertainment, and dance the afternoon away 💃🕺

From brilliant live music and raffle prizes to beautiful performances and plenty of smiles, it was a perfect reminder of what this season is really about — community, connection, and bringing people together ❤️🎄

Moments like these show just how special it is when everyone pitches in and celebrates as one. The joy on everyone’s faces says it all ✨

Meet Jodie 👋
Project Officer at Greenhill Housing

We’re shining a light on some of the brilliant people behind the work we do, and Jodie is a great place to start.

She recently joined GHHA as our Project Officer and already plays a key role in delivering improvement projects across our schemes. Much of her work is currently focused on Ewart House, where she is leading tenant-led projects designed to improve shared spaces, support wellbeing and strengthen community connections.

From refreshing communal lounges to helping bring a commercial kitchen and a new Wellbeing Centre back into use, she works closely with tenants to make sure projects reflect what residents actually want and need.

It’s thoughtful, collaborative work that turns ideas into practical improvements and helps create spaces where people feel comfortable, supported and connected.

We’re really pleased to have her on the team and to be able to share the work she’s doing behind the scenes.

Across all our schemes, we’ve upgraded to new professional laundry machines and we’re already hearing positive feedback from tenants.

The new washers and dryers are faster, more reliable, and more efficient than the domestic machines they replaced. They’re designed for regular use, better hygiene, and fewer breakdowns, which means less waiting and fewer disruptions.

Repairs and servicing are now managed directly by our supplier, with a dedicated helpline and quicker response times. If something can’t be fixed, it’s replaced, keeping things running smoothly.

If you ever need help using the machines, there are clear instruction posters in place and your Local Service Manager is always happy to support. As always, we welcome your feedback.

Awaab’s Law formally came into force at the end of October 2024, marking a significant shift in how social landlords must respond to damp, mould and other hazards. Now that the first phase of implementation is underway, we want to ensure our tenants — and our partners — understand what this means and how we’ve prepared.

Awaab’s Law introduces strict timescales:
• A visit within 10 working days when damp, mould or other hazards are reported
• Works starting within 5 working days if a hazard is confirmed
• Clear updates and prioritisation of urgent cases

Over the past month we have aligned our approach so we’re not just compliant, but proactive. We have:

• Updated our Damp and Mould Policy
• Developed a clear internal flow chart so staff know exactly what steps to follow
• Briefed both front-line and office-based teams
• Introduced posters in our schemes to raise awareness and support early reporting

Although the law is new, our commitment isn’t. Safe, healthy homes are at the heart of what we do. The new legislation strengthens tenants’ rights — and reinforces our responsibility to act quickly, listen carefully, and prevent hazards from escalating.

As this first phase rolls out, we’ll continue refining our processes and working closely with tenants to support safe, warm and healthy homes across all our schemes.

We’re proud to be working once again with Quaye Services Ltd, who are leading the project management and quantity surveying on the restoration of Ewart House — our head office in Harrow.

Originally completed 15 years ago, Ewart House was recognised as “Best New Place to Live in London” at the 2010 London Planning Awards, celebrated for its thoughtful design and outstanding provision for older people.

In recent years, the building’s distinctive green and blue glazed tiles began to fail, and as a safety precaution, they were removed. After a lengthy planning process, we’re now delighted to see work underway to replace the tiles with a fresh new render finish.

The project began in early September and is set to complete before Christmas 2025.
