1st May - today’s the day! The biggest changes in a generation to renting in England just kicked in under the Renters’ Rights Act.

That means no more:
• Section 21 evictions
• Bidding wars on rent
• Fixed-term tenancies.

Whether you’re a renter or a landlord, make sure you know what this means for you.

The rules for universal credit have changed from 6 April 2026 so that it is possible to include all children in your household in your award (previously there was a two child limit). If you have three or more children, you may become entitled to the benefit for the first time, or if you are on universal credit already you may be due an increase (although this may not apply if you are subject to the benefit cap or have transitional protection in your award).

You can check your entitlement using one of the benefits calculators: https://www.gov.uk/benefits-calculators.
