Ryerson-Vancouver Neighbours is an organization providing community response to proposed development at 2165 to 2291 W. 45th Ave., including Pacific Spirit (formerly Ryerson) Church We have come together in response to the proposal by Wall Financial and Dunbar Ryerson Church to tear down the single-family homes and the Church's activity centre and gym on West 45th Avenue and re-zone an RS-5 reside
ntial street to add 72 new units in the same space. We are deeply concerned about the negative impact this precedent-setting re-zoning and re-development will have on the neighbourhood. East of Yew on 45th the proposal is to tear down the Ryerson Memorial Centre, the gym and the house to the East of it and replace it with:
• An 8-storey-plus-penthouse storey building with 25 units of market condos
• Fifteen 3-storey and 4-storey townhomes with limited underground parking
West of the church (to Vine Street) the proposal is to tear down 3 single-family homes and replace them with:
• A 5-storey building comprising 32 rental units (21 of them subsidized)
• A 2-storey building and basement activity centre extension
The proposal does not align with the Council-approved ARKS (Arbutus Ridge, Kerrisdale, Shaughnessy) Community Vision Statement relating to height acceptability. (Section 15 lists a rejection of buildings of 6 storeys or more and does not support buildings of 4 storeys.)
