Indwell is thrilled that Norfolk County selected our Hambleton Hall proposal for a $2 million grant through the Federal/Provincial Investment in Affordable Housing program (IAH). The program is on track to open in the Fall of 2016. Indwell has become aware of the h

ousing needs in Haldimand-Norfolk since 2013. After broad community consultation, we responded to a Request for Proposals from Norfolk County in December 2014. Our proposal was the highest scoring from amongst four applicants. The $2.0 million IAH funding will go towards the estimated overall $4.6 million capital cost for converting St. James United Church’s former Sunday School building at 203 John St, Simcoe. Hambleton Hall will feature a total of 40 one-bedroom and bachelor apartments. The program will provide permanent affordable housing, with supports from Indwell and community partners, for people living with mental health and/or physical health disabilities. The grant – actually a forgivable loan – guarantees that 35 units will have rents at or below 80% of market rents for the next 25 years, but Indwell is committed to keeping rents permanently affordable. Indwell’s proposal included a request for $160,000/year annual operating agreement for 25 years. This funding will help cover some of the costs of tenant supports and operations, with donations and rents making up the difference. Indwell’s experience is that proactive support is the critical factor for many tenants in achieving long-term housing stability.

Our Story

Indwell is a Christian charity that creates affordable housing communities for people seeking health, wellness and belonging.

In 2015, Hambleton Hall reopened its doors. Indwell purchased the building from St James United Church, across the street, and subsequently redeveloped the building, including a small addition. It’s now an affordable supported home to more than 40 people - in 35 permanent supported apartments and 5 emergency housing units.

In December 2018, Indwell purchased the Norfolk Inn in downtown Simcoe. We’ll help the current tenants find new homes, after which we’ll complete top-to-bottom renovations. We expect that the new homes will open in 2020.
