Housing Law Changes
Evictions and Landlord Use (Bill 60 & Bill 97) – Effective September 21, 2026
Own-Use (N12) Evictions: Landlords are no longer required to provide monetary compensation or offer an alternative unit for personal-use evictions (N12s) as long as at least 120 days' notice is provided.
Re-occupation Timelines: Tenants now have a clearly defined 60 days to move into the unit, and rules mandate strict timelines for the re-occupation of units after an N13 (demolition/renovation) is served.

Bill 97 changes to the RTA are taking effect on July 1, 2026. 📢

Updates include new rules for window and portable AC units, LTB-approved payment agreements, increased penalties under the RTA, and possible future regulations regarding AC installation and maintenance.
