Langley is growing faster than almost any other city in the Fraser Valley — but the truth is, the schools and infrastructure aren’t keeping up.

Picture this: you buy a brand-new home in Willoughby, excited to live in a family-focused community, only to find out your kids can’t even attend the elementary school two blocks away. Why? Because it’s already at 120–130% capacity. Families are being bused across town, kids are learning in portables stacked on playgrounds, and schools built for yesterday’s population are buckling under today’s growth.

And it’s not just the schools. Drive down 200th Street at 3 PM and it’s bumper-to-bumper. Same with 208th — roads designed for farmland now carry thousands of commuters. The Township itself admits congestion is a crisis, yet major upgrades are years away. Meanwhile, over 20,000 new homes are in the pipeline for Langley by 2035. That’s more families, more cars, and more pressure on an already stretched system.

To put it in perspective:
• Surrey has added 10+ new schools in the past decade.
• Langley? Just a fraction of that, even though its growth rate is almost unmatched in the region.
• Average class size in Langley elementary schools sits at 24–26 students — some of the highest in B.C.
