Norfolk Housing Association (NHA) is a non-profit organization incorporated under the Societies Act of the Province of Alberta. Our mission is to provide quality and affordable housing in a mixed-model rent format, to those in need within the Calgary area, and facilitate the provision of affordable housing by partnering with other organizations. NHA is governed by a volunteer board of directors who are responsible for strategic and financial planning.

Each year, our Report to the Community gives us a chance to step back and reflect on what’s been built over the year. And this year, we really got to thinking about what – and how – it's been built to last.

This year’s report, Foundations of Stability, is grounded in that idea. It looks at the conditions that help people feel supported and able to move forward in their lives, and the role community housing plays in creating that kind of foundation.

There’s a lot we’re proud of, and just as importantly, a clear sense of where we’re heading next.

A newer resident, Adriana has already completely integrated into our NHA community! She's offering monthly dance classes to residents and neighbours, alike, and she's a huge proponent of the mixed-income model.

At the same time, many affordable homes already exist and require ongoing care as buildings age.

Supporting both new development and preservation helps communities expand housing while keeping residents stably housed.

Across Canada, conversations about affordable housing often focus on building new homes — and rightly so.

New development is essential to addressing housing shortages and supporting growing communities.

But another part of the housing system deserves just as much attention: the affordable homes that already exist.

Many non-profit housing buildings were constructed decades ago and continue to provide stable homes for residents today. Maintaining and renewing these buildings helps ensure they remain safe, functional, and affordable well into the future.

A healthy housing system needs both approaches. New construction expands supply, while preservation protects the homes and communities already in place.

At Norfolk Housing Association, long-term stewardship of existing homes is an important part of responsible housing practice. As is creating new buildings that will house our community well into the future.

Most organizations have values written down somewhere.

But as we all know, the more difficult – and often more meaningful – work is in ensuring that those values guide decisions, especially when the “how” is not always obvious.

At NHA, we recognize that our values are a constant conversation between what we’re doing, who we’re doing it for, and the direction we’re headed in. They’re the lens we use when we’re weighing trade-offs, slowing things down, or choosing the less visible path.

It’s been a truly special year full of many changes, some more difficult than others. But one thing that’s really shone through it all, is our community’s intentions around building care and connection throughout it all.
