Living with a psychosocial disability and need stable housing? The NDIS has options 🏠

Here are the NDIS housing pathways for people with psychosocial disability:

1️⃣ SDA — Robust
Purpose-built housing for people with complex behaviours
Features: Impact-resistant walls, secure windows, soundproofing, staff retreat areas
Best for: Episodes of agitation, aggression, or property damage risk

2️⃣ SDA — Improved Liveability
Housing designed for cognitive and sensory needs
Features: Calming colours, noise reduction, enhanced wayfinding, adjustable lighting
Best for: Cognitive impacts, sensory overload, need for low-stimulation home

3️⃣ SIL (Supported Independent Living)
24/7 rostered support workers in a shared home
Best for: Need constant structure, medication management, crisis support
Funding: $170k–$300k+/year

4️⃣ ILO (Individualised Living Options)
Live with a host or housemate — flexible, personalised
Best for: Want a home-like environment, need adaptable support
Funding: $105k–$230k/year

5️⃣ Home Modifications
Changes to your existing home for safety and calm
Best for: Already housed but need acoustic, lighting, or safety mods

Psychosocial disability is NOT the same as a mental health condition. Here's the difference 💙

A mental health condition = your clinical diagnosis (schizophrenia, bipolar, PTSD, severe depression)

Psychosocial disability = the FUNCTIONAL IMPACT on your daily life — your ability to work, maintain relationships, manage your home, and care for yourself

Not everyone with a mental health condition has a psychosocial disability. But for those who do, the NDIS can fund supports — including HOUSING.

💡 Key fact: In 2022, the NDIS Act was amended to recognise that EPISODIC and FLUCTUATING conditions can still be considered permanent. You don't need to be unwell every day to qualify.

Conditions that commonly lead to psychosocial disability:
🔹 Schizophrenia
🔹 Bipolar disorder
🔹 Major depression (severe/persistent)
🔹 Schizoaffective disorder
🔹 Severe PTSD
🔹 OCD
🔹 Severe anxiety disorders

The NDIS assesses FUNCTION, not diagnosis. The question isn't "what's your condition?" - it's "how does it impact your daily life?"

SDA is funded through your NDIS plan. As a participant, you pay a reasonable rent contribution of approximately 25% of the Disability Support Pension:

💰 Your rent: ~$147/week (~$7,662/year)
💰 The NDIS pays the provider: the rest

Here's what the NDIS pays per year for new-build metro properties (2025-26):

🏠 Improved Liveability
1-bed apartment: $42,847/year
Group home: $35,040/bed

🏠 Fully Accessible
1-bed apartment: $56,940/year
Group home: $43,800/bed

🏠 Robust
1-bed apartment: $62,050/year
Group home: $47,450/bed

🏠 High Physical Support
1-bed apartment: $94,170/year
Group home: $69,350/bed

✅ SDA covers: The building, specialist design features, and maintenance
❌ SDA does NOT cover: Support workers (that's SIL), groceries, utilities, personal items

Did you know there are FOUR different types of SDA housing? 🏠 Each one is designed for a specific type of disability need. Here's the breakdown!

🔵 Improved Liveability
For: Sensory, intellectual, or cognitive impairments
Features: Enhanced lighting, tactile navigation, simplified layouts, acoustic treatments
Goal: Help you SEE, HEAR, and UNDERSTAND your surroundings better

🟢 Fully Accessible
For: Significant physical impairments and wheelchair users
Features: Wheelchair-width passages throughout, roll-in showers, accessible kitchens, step-free access
Goal: Full INDEPENDENCE in every room of your home

🟠 Robust
For: Complex behaviours that may pose safety risks
Features: High-impact wall linings, secure windows, soundproofing, laminated glass, staff retreat areas
Goal: SAFETY and durability for residents and support workers

🔴 High Physical Support
For: Very high physical support needs (the most comprehensive category)
Features: Everything in Fully Accessible PLUS ceiling hoists, voice-controlled assistive technology, 2-hour emergency battery backup
Goal: Maximum ACCESSIBILITY with cutting-edge technology

Applying for SDA? 💡 Here are 7 tips to MAXIMISE your chances of approval!

1️⃣ Start Early — 6-12 Months Ahead
Don't wait until it's urgent. You can apply BEFORE you've found a specific property. Get SDA into your plan first, then search for housing ✅

2️⃣ Choose the Right OT
Your Occupational Therapist's assessment is the most critical document. Pick an OT with SPECIFIC SDA experience — not all OTs know the SDA guidelines and design categories 📋

3️⃣ Be Specific About Your Needs
"I need accessible housing" WON'T cut it. Detail exactly what features you need and WHY.
Example: "I require ceiling hoists because I cannot transfer independently and my current home has no structural capacity for installation"

4️⃣ Document Why Standard Housing Fails
Show the NDIA that home modifications to a standard property would NOT be a reasonable long-term solution. What have you tried? Why is it insufficient?

5️⃣ Get Support Coordination Help
The SDA application is complex. A knowledgeable support coordinator who understands the SDA pathway can significantly improve your chances 🤝

6️⃣ Know Your Rights
If denied, you can request an internal review by the NDIA. If that fails, escalate to the Administrative Appeals Tribunal (AAT). Many successful SDA applications required persistence! 💪

7️⃣ Plan SIL Alongside SDA
SDA is the house. SIL is the support. Plan BOTH at the same time — think about daily support needs, whether you want to live alone or shared, and what support ratio you'll need
