📈 Rising construction activity brings fresh hope for housing supply 🏗️

UDIA WA has recently released the latest Urban Development Index (UDI) for the March quarter reflecting new land development activity in Greater Perth. 👏

The latest figures show the new land price is now up to $424,025, with lack of supply continuing to put pressure on affordability. 🏘️

In good news and reflecting the industry's continued focus on bringing more houses to market faster, the report also shows a significant increase to the level of new lots under construction. 📈

The increase in construction activity across the industry will be further supported by the recently announced $2 billion joint funding initiative from the state and federal government which is focused on delivering enabling infrastructure such as power, water and sewer for new developments 💪

We were delighted to host close to 500 guests on Friday 15 May for our Industry lunch with Research4 Director Colin Keane as he shared his latest insights into Perth's Greenfield Market.

Unpacking the broader national context, Colin highlighted the tight supply that is driving up new land prices, with ongoing demand expected to continue to put upward pressure on prices.

Colin noted that Perth has a strong "brand" reflected by a sustained increase in net interstate migration into Western Australia above pre-COVID numbers.

Colin was joined by Nigel Satterley (Satterley Property Group) and Tamara Vreeken (Niche Planning Studio) for a detailed panel discussion further exploring the challenges in delivery land to market, ongoing affordability challenges and opportunities in the Perth market.

🔎 Budget focus on WA’s housing needs 🏘️

Featuring a $2 billion State and Federal Government joint investment, the 2026-27 State Budget released by Treasurer Rita Saffioti on May 7 provides much-needed focus on investing in housing supply. 🤝

Aligning with several UDIA WA recommendations that have focused on impactful government investment in infrastructure, the agreement includes:
👉 Investment into the Housing Enabling Infrastructure Fund to deliver power and water infrastructure in key growth corridors; 💡
👉 A top-up of the Infrastructure Development Fund for medium and high-density apartment projects; and 🏙️
👉 Funding for a new state-led program for the construction of new homes exclusively for first homebuyers! 🙌

All these initiatives combined mean this year’s State Budget will have a material impact on housing supply across the state. 💪

📣LATEST STATE BUDGET ANNOUNCEMENTS FOCUS ON HOUSING SUPPLY & CHOICE.

🏠Yesterday, UDIA WA CEO Tanya Steinbeck was pleased to attend a Press Conference with Premier Roger Cook, Treasurer Rita Saffioti MLA, Minister John Carey, Federal Minister and Federal MP Anne Aly to welcome a new Federal and State joint initiative to invest $2 billion to deliver more housing across WA.

🧐The initiatives align with several of UDIA WA’s recommendations in the lead up to the State Budget which focused on impactful government investment in infrastructure and multi-unit development support.

“UDIA WA provided solutions-based recommendations to address the ongoing housing supply crisis in our recent Pre Budget submissions, and we congratulate the Cook and Albanese Governments for listening and taking targeted action to shift the dial on new housing delivery,” UDIA WA CEO Tanya Steinbeck said.
