Region Media Today: Molonglo's 70,000 residents will have a genuine town centre, says Suburban Land Agency

“Residents were promised a vibrant, employment-generating urban core for a future population approaching 70,000 people,” Forum convenor Tom Adam said.

“Instead, the Suburban Land Agency’s long-delayed Master Plan delivers a basic group centre dressed in town centre language.”

We discuss concerns about the proposed Molonglo Town Centre development with Tom Adam, convener of the Molonglo Valley Community Forum. We talk about how the current plan resembles a suburban shopping precinct rather than an integrated town centre, the lack of commercial and employment opportunities despite plans for 55,000 new residents, and why the community is formally requesting a Legislative Assembly inquiry into the planning process and structural outcomes.

The Molonglo Valley Community Forum has written to the Chair of the ACT Legislative Assembly's Standing Committee on Environment and Planning requesting a formal inquiry into the Molonglo Town Centre planning process.

Region picked up the story this morning: https://region.com.au/not-another-coombs-shops-call-for-inquiry-into-molonglo-town-centre-planning/969397/

The Suburban Land Agency also released the full Town Centre master plan today: https://suburbanland.act.gov.au/docs/default-source/sales-documents/molonglo-town-centre/260526_mtc-and-surrounds-master-plan_final-for-public-release_web.pdf?sfvrsn=fd233882_1

Here's what we're fighting for. A town centre that feels like a town centre from day one – not another Gungahlin that takes decades to find its jobs, its services and its identity.

The current plan delivers one shopping centre, a Bunnings, and apartment towers.

That's a group centre with extra floors.

70,000 people will live in this valley.

They deserve more than a satellite suburb dressed up as a town.

Consultation on the Minor Plan Amendment closes 10 June.

More from us shortly.

The Molonglo Town Centre is coming – but the ACT Government's development priorities appear to be driven solely by revenue, with only token consideration of what the community actually needs.
Here's what's happened:

- A "minor" plan amendment was released this month showing that around 50% of commercial land in the Town Centre is earmarked for a large-format retailer – think Bunnings. Either the SLA has a single developer in mind, or it's chasing top dollar. Possibly both.
- The timing stinks. The full Town Centre plan – repeatedly delayed – still hasn't been released. That means the community is being asked to respond to the minor amendment without the context it sits within. The consultation window is closing fast.
- On 21 May, our Co-Convenor Tom Adam spoke with ABC Canberra about a deeper concern: the ACT Government appears intent on making Molonglo Valley a job desert – a suburb where 70,000 residents leave each morning to work somewhere else.

What's missing from the plan:

- Room for more than roughly 2 cafés beyond the existing local shops, Community halls, A library
- Small and independent businesses – martial arts schools, tyre shops, and the dozens of services a real town centre needs

What this tells us:
The SLA's plan points residents toward Woden and Belconnen. That's not a town centre. That's a satellite suburb dressed up as one.

7 Storey apartments around ADC, are you ready for the traffic Molonglo Valley will face?

The Molonglo Valley Community Forum has already expressed concern over the traffic along John Gorton and Cotter Road, now the ACT Government are planning on a new zoning around the Australian Defence College and RSPCA land. It will be a nightmare.

Apartment buildings up to seven storeys high are in the frame for North Weston near the RSPCA Shelter, but the…
