Thank you to everyone who attended today’s Cox Park community listening session.

Around 50 residents, park users and community representatives attended to respectfully share perspectives, concerns and ideas regarding the proposed pickleball courts.

Importantly, the discussion reinforced that this is not about being “anti-pickleball”. Many attendees expressed support for sport and community recreation, including pickleball itself.

The key themes raised related to:
• community consultation and communication;
• noise impacts and proximity to surrounding residents;
• potential impacts on nearby classrooms and students during school hours;
• the location of the proposed courts near the playground and school;
• protecting flexible green space for broader community use;
• questions around future use of the on-site canteen/storage facility and leasing arrangements; retaining current netball courts
• potential future growth and impacts; and
• exploring longer-term or multi-purpose solutions.

We also appreciated members of the pickleball community engaging constructively and sharing information about the sport, the challenges they face finding suitable daytime facilities, and their willingness to continue discussions around possible solutions.

WMCG will continue to advocate for respectful dialogue, better communication and meaningful community engagement as discussions continue.

Stay tuned for next steps as we continue advocating on behalf of residents and request a meeting with Cr Givney to discuss the issues raised further.

YESTERDAY: THE TIMELINE. TODAY: WHAT'S BEHIND IT

Here is the documented story of how Wynnum ended up planned for 15 storeys when the community agreed on 4 to 8.

Over 25 years, a series of decisions - some government-led, some privately initiated - shaped the Wynnum being planned for today. All, sourced from publicly available documents.

Here is what the slides cover:

A private 2006 workshop with no formal status and no government endorsement was subsequently reflected in official Council planning policy. Community agreed maximum: 4 to 8 storeys.

* A 2021 business-commissioned report compared Wynnum to higher-tier centres to make the case for taller buildings.
* A 27-storey DA followed within months.
* 429 community submissions. Limited changes. Maximum heights increased from 8 to 15 storeys.
* Key feasibility reports remain confidential. We have lodged a Right to Information request seeking access.

These are not political questions. They are accountability questions any community has the right to ask.

Wynnum was classified by the Queensland Government as a “Major Regional Activity Centre” more than 20 years ago.

❓How did this come about?
❓Who made that decision, and why?

To help residents better understand the key planning decisions that led to Wynnum’s current classification, we’ve prepared a timeline overview outlining the major milestones that have shaped Wynnum’s planning direction over time.

Despite this designation, Wynnum-Manly functions more like a District Centre than a Major Regional Activity Centre.

Its transport links, geography and infrastructure place clear limits on how it can function, and simply increasing population will not overcome those constraints.

This classification is now influencing planning and development outcomes, which many residents believe are excessive and inappropriate for a bayside village environment.

Brisbane City Council groups Wynnum alongside Major Centres such as Carindale, Mt Gravatt and Indooroopilly. These centres have:

• major transport networks
• large employment hubs
• major retail and commercial centres
• significant road connectivity

Wynnum does not.

Wynnum has:

• one rail line
• constrained road access due to bayside geography
• mostly local businesses and services
• no major hospital, university or regional commercial hub

Wynnum does not operate at the same scale as these centres, raising important questions about why it continues to be planned as one.

The Queensland Government is currently reviewing the SEQ Regional Plan.

Now is the time for the community to ask the Minister to review Wynnum’s classification and consider whether it accurately reflects the area’s infrastructure, transport capacity and long-term function.

Many residents believe a different classification would better support planning and development outcomes more aligned with Wynnum’s bayside character, infrastructure constraints and location.

Today, Council adopted the Wynnum Renewal Plan.

Over 300 residents raised concerns about height, parking, green space and infrastructure during the consultation process, yet fewer than 10 submissions seeking more intensive development outcomes saw changes reflected in the final plan, including provisions allowing taller buildings on large sites, reduced setbacks, greater flexibility for tower positioning and reduced public open and green space requirements.

Council also announced a Brisbane Investment Corporation funded 3 storey building with 66 free car parks next to Woolworths. While appreciated, it doesn’t address the bigger issues.

We’ve asked how infrastructure to support this plan will be funded, and we’ll continue advocating for better planning.

Wynnum residents deserve clear, transparent processes. Our local councillor committed to listening, and the community now wants to know why that promise hasn’t been upheld.

The Wynnum Centre Renewal Plan continues to generate strong community discussion, particularly around infrastructure, traffic, parking and how growth will be sequenced and supported over time.
This article highlights a key point many residents have been raising, that the debate isn’t simply about whether growth should occur, but how it is planned, delivered and supported alongside infrastructure and services.

The Plan now returns to Brisbane City Council for formal adoption, and we continue to await responses from Council, our local representative and the State Government around how infrastructure delivery, timing and sequencing will occur as density increases.

📣 FOX STREET / GREENE PARK SITE – COMMUNITY SURVEY NOW OPEN ‼️

Over the past few weeks we’ve been speaking with residents living closest to the Fox Street / Greene Park site about the current development proposal before Brisbane City Council.

The site has sat largely vacant and deteriorated for some time, and there are clearly a wide range of views across the community about what should happen here next.

Importantly, this survey is not just about whether people support or oppose the current proposal. It’s also an opportunity for the community to provide insight into what type and scale of development people would actually support at this location.

A number of development proposals for the site have been unsuccessful over the years, and BCC has requested further information from the applicant in relation to a range of matters associated with the current proposal, with responses due by 1 June before the assessment process continues.

Whether you:
• support the current proposal
• oppose it
• or think changes should be considered

We want to understand the full range of community perspectives.

The current proposal includes:
• a 3 level venue with rooftop bar
• dining for up to 730 people
• 38 car parks
• up to 80 gaming machines
• trading hours until 4am

The survey also asks about:
• alternative uses
• trading hours
• parking and traffic
• gaming machines
• noise and impacts on Greene Park
• possible conditions or changes

This reflects what many in the community have been raising: not opposition to growth, but the need to ensure that infrastructure, transport, and services keep pace with it at this scale.

The Courier Mail reports that the "major planning decision" has been "quietly signed off by the State Government", but still requires formal adoption by Brisbane City Council.

That means there is still an opportunity to get the detail right.

We’ll continue to seek clarity on:
• What infrastructure is actually planned for Wynnum
• When it will be delivered
• And how it aligns with development of this scale

Such a great turnout at Greene Park on Sunday afternoon with approximately 55 people joining us - and how beautiful is this spot 🌿💚

Thanks to everyone who came down, had a chat and shared their views on the Fox Street site. It was really valuable hearing directly from those who live closest and being part of a constructive conversation about what could work here.

We’ll be back again this Saturday 2 May (2–4pm) if you couldn’t make it this time.
