Gold Coast bond carpet cleaning with enzyme antimicrobial treatment.

This is what came out of one room.

The tenant had vacuumed before we arrived and preferred not to pay for a professional pre-vacuum. That is completely understandable when you are managing the costs of vacating a rental.

But this is what a domestic vacuum leaves behind.

The property also had a very strong pet odour throughout every room. The tenant genuinely could not smell it. This is one of the most common situations we deal with.

When you live with pets every day, you gradually stop noticing the smell. That does not mean the smell is not there.

A deodoriser will not remove pet odour. It masks it temporarily. Antibacterial or antimicrobial enzyme treatment breaks down the organic matter at the source. That is the difference between fixing the problem and hiding it.

When a property manager assesses the property and advises the odour requires more treatment, the tenant ends up paying significantly more than if it had been done correctly the first time. In some cases agents will withhold funds directly from the bond to cover the cost.

If you have a pet and you are vacating a rental, do not leave this to chance. At the very least, have an antibacterial treatment applied. If the odour is heavy, an enzyme antimicrobial treatment will be required. Getting it right the first time protects your bond.

German Cockroach Infestation Treatment | Gold Coast

Two pest control companies had already been to this unit. The cockroach problem was still there. 🪳

When we arrived for the inspection we found a large German cockroach infestation across the kitchen appliances, bench areas, living room cabinets and furniture.

Harbourage points that had not been identified or treated properly by the previous operators.

German cockroaches are the most difficult cockroach species to eliminate and here is why. A single female can produce up to 300 offspring in her lifetime. Their egg cases are carried on the female until just before hatching, which means they are protected from surface sprays. The nymphs that hatch are immediately active, reach breeding maturity within weeks, and the cycle continues.

A single treatment almost never resolves a German cockroach infestation. The lifecycle requires a scheduled treatment program to break the breeding cycle at each stage.

We identified every harbourage area, treated strategically and educated the customer on what was happening in her home and why they kept coming back.

Carpet Stain Removal | Gold Coast

Before and After.

New customer needed their carpets cleaned urgently before a rental inspection. What they did not expect was that every bedroom had the same problem. The timber bed frames had bled furniture stain into the carpet fibres underneath and around the legs. You can see exactly what that looks like in the before photo.

We see this every couple of days. Timber bed frames, coffee tables, dining chairs, any untreated or poorly sealed timber furniture left on carpet long enough will do this, particularly in Queensland humidity.

Gold Coast Carpet Cleaning. This is what we pulled out of a commercial carpet clean of common areas.

Regular commercial client. High traffic walking areas, the kind of carpet that gets used by dozens of people every day.

This is the waste water coming out of a portable extraction unit during the clean. What you are seeing is what was sitting in those carpet fibres.

Commercial carpet in common areas collects at a rate that residential carpet does not come close to. Sand, dust, skin cells, moisture and general grime from hundreds of foot contacts per day. It compacts into the pile and into the backing. Vacuuming removes surface debris. It does not touch what is embedded deeper.

This is why commercial carpet needs professional extraction on a regular schedule, not just when it starts to look bad. By the time it looks bad, it has been breaking down the fibres from the inside for a long time.
