📢 Hey everyone! I wanted to take a moment today to share something important with all of you - the Covenants, Conditions, and Restrictions (CC&Rs) for our property at 1400 Mission.

For those who aren't familiar with the term, CC&Rs are the rules of your neighborhood. They're the legal agreements that lay out the rights and obligations of property owners in a certain area. They cover things like how the property can be used, what kinds of changes or improvements can be made, and how shared spaces should be maintained. They're a key part of understanding your rights and responsibilities as a property owner or tenant.

1️⃣ Window Cleaning: Have you noticed that it's been 5 years since our windows were last cleaned? 😲 This not only affects the appearance of our community but also impacts our quality of life. We need to know why this has been delayed for so long. 🤔 Is it due to budget constraints, contractor issues, or a simple oversight? It's crucial that our HOA communicates openly about this issue and takes action to resolve it. 🚀

2️⃣ Financial Transparency and HOA Fee Increases: We all know that our HOA fees have been increasing every year. 💸 But do we know why? It's important for our HOA to be transparent about their financial management. We need detailed financial reports, explanations for fee increases, and opportunities for resident participation in budgeting decisions. 📊 This way, we can all feel confident that our fees are being used effectively for the betterment of our community. ✨

As a public forum for the residents of our luxury condos at 1400 Mission, San Francisco, we welcome diverse perspectives, respectful debates, and the sharing of ideas on a variety of topics that impact our community.

We believe that open communication is essential for building a vibrant and inclusive community, and we are committed to fostering an environment where all voices are heard. That said, we also recognize the importance of maintaining a safe and respectful space for all members.

Attention Residents of Multiple-Unit Housing Complexes 🚭🏢

In accordance with San Francisco's Smoking Prohibition Ordinance [San Francisco Health Code, Article 19F], we want to remind all residents of the regulations regarding smoking in and around multi-unit housing complexes (MUHCs). Let's work together to create a healthier living environment for everyone in our community!

🚫 SMOKING IS NOT ALLOWED:

In enclosed common areas (e.g., elevators, lobbies, halls, shared facilities, etc.).
Within 10 feet of doors or windows in outdoor common areas (areas accessible to all residents).
Near building entryways, exits, operable doors, or vents.
✅ SMOKING IS ALLOWED:

At the street curb, sidewalk, or alley closest to the MUHC.
At least 15 feet away from building entrances, exits, and operable windows if there is no curb nearby.
Inside residential units with the front door closed.
In private outdoor areas (e.g., balconies, private yards) of residential units.
In outdoor common areas greater than 10 feet from doors or windows within the perimeter.
🌿 NOTE ON NON-TOBACCO PRODUCTS:
It's important to note that smoking of products that are not to***co, plant, or other w**d, such as steaming stones, is NOT prohibited under this ordinance. However, all other regulations regarding smoking areas still apply.

🌬️ SMOKE MIGRATION:
There is no provision within SFHC Article 19F to enforce against secondhand smoke migrating from private units into common areas or other units. For concerns about smoke migration, residents may pursue the matter as a private nuisance and seek guidance from health care providers, legal aid, or community advocacy organizations.

By adhering to these guidelines, we can all contribute to a smoke-free and healthier living space for everyone. Thank you for your cooperation and commitment to our community's well-being!

If you're considering requesting accommodation for your ESA within our community, here's a template you can use to reach out to your doctor for an ESA letter:
