Long read!! but definitely worth it
“This type of investment has to be stopped before it permanently changes San Pedro and pushes Belizeans out of their own home.
I saw this with my own eyes on the road to Secret Beach: mangroves being cleared, filled, and converted into “land” for real estate development by REMAX. That was not naturally available land. It was mangrove and lagoon ecosystem being terraformed into investment property.
This is not just an environmental issue. It is also a displacement issue.
Because Belize is still developing, some of the policies, enforcement systems, and protections that should exist around mangroves, wetlands, foreign real estate speculation, environmental impact, and housing affordability may not be strong enough yet to stop this kind of damage before it happens. Large foreign-backed real estate interests, including American real estate brands and investment groups, can come in with outside money and take advantage of those gaps.
They are not just buying land. In some cases, they are creating land by clearing and filling mangroves.
That should alarm every Belizean.
When outside investors bring American-level money into a Belizean housing market, the prices do not stay connected to Belizean wages. These developments are not priced around the median income of Belizean workers. They are priced for foreign buyers, expats, investors, and people earning money outside the local economy.
That means the local people are forced to compete against outside wealth in their own country.
The people who live there, work there, fish there, build there, clean there, cook there, maintain the tourism economy, and hold the culture together are the ones who will be priced out first.
I know what this looks like because I come from a place where it already happened. We sold out the character of our communities to outside money, tourism, and speculative real estate. Now many of the people who grew up there can no longer afford to live there.
Belize still has a chance to stop this before it becomes irreversible.
The questions are simple:
Who approved the mangrove removal?
Was there a legitimate environmental impact assessment?
Was the public consulted?
Where will the wastewater go?
Where will the water and power come from?
Who is responsible for the long-term environmental damage?
Who benefits from this project?
And most importantly: how does this protect the future of Belizeans?
Development that destroys mangroves, fills lagoons, imports outside wealth, and prices locals out of their own communities is not progress. It is extraction.
San Pedro, Ambergris Caye, and Belize as a whole should not be sold off piece by piece under the language of “investment.” Once the mangroves are gone, once the lagoon is filled, once the land is privatized, and once the prices rise beyond what locals can afford, there is no easy way back.
Protect the mangroves. Protect the lagoon. Protect local ownership. Protect Belize before it becomes another place that was beautiful until it was bought”
Fellow San Pedranos whether raised or you moved here please wake up and realize the severity of what all this unsustainable and overdevelopment will bring for our island! Locals will not be able to even afford living here anymore- wake up guys 😔
