Community Update - we just wanted to let everyone know that you’ll be receiving a bylaw change voting packet in the mail this week. This is a direct result of the requests we had at the annual meeting to make changes to our bylaws. For those of you that asked for the changes please take the time to talk to our neighbors to encourage them to vote. Thanks again to those that attended the annual meeting and made suggestions on what they wanted to see changed in the bylaws. Also, we wanted to remind people that we still have open positions on the Board, so if you are passionate about helping our community and want to contribute and provide feedback to the HOA, this would be the perfect opportunity to get involved. These are unpaid volunteer roles and we meet monthly. If you are interested please let any of the Board members know. Thanks

Community Update:

Here are some updates on the work the developer is doing in the subdivision.

POND:
Majority of the work that was required has been done. HRS is still working to officially transfer the pond over to the City, and hopes to have that completed this summer.

FRONT ENTRANCES ALONG NEWBURG:
Due to an issue created by the City, we are not able to use our sprinkler system. We are working with our irrigation contractor to make the repairs and hope to have the work completed soon. The parts needed are on backorder, but they hope to have them this week. We will be going after the City to compensate us for the repairs.

Also, the mulching and clean up of the flower beds will take place the week of June 15.

CONCRETE/ROADS:
HRS is still working on the solution for the repairs. This work and the pond work are holding up the transfer of the roads to the City. More to come on tis later this summer.

Things are still movingly slowly, but we are making progress.

Thanks!

Hello Neighbors,

Hope everyone is having a good Holiday season. With the upcoming snow storm expected starting tomorrow, we just wanted to remind everyone to please park your cars in your driveway if at all possible, if you have to park in the street please park on the side of the street opposite of the mailboxes. If the mailboxes are blocked we can't get mail delivery.

Also, if an emergency is declared please keep in mind your car may need to be towed (at your expense) to allow the plow and other emergency vehicles to get through the streets, per City ordinance.

In addition, when you do clear your driveways/sidewalks please do not push the snow into the street. Pushing the snow into the street makes it harder for our contractor to do their job and can create a hazard for your neighbors. Please push the snow to the side of your driveway into your yard.

Lastly, if possible please place your trashcans at the end of your driveway instead of in the street to allow the snow plow to do a thorough job. With the cans in the street it's hard for the plow to move the snow out of the way.

Thanks!

Community Update:

Here are some updates on the work the developer is doing in the subdivision.

POND:
They are looking at the week of October 10th to install the wood chip base and begin the sedimentation removal. They will keep us updated as we get closer to any changes.

FENCE POST/TOPPERS:
Due to the size needed they had to do a special order. They received notice they are finally in. Someone from their construction team will be out to install them within the next week.

VACANT LOT/ CUL DE SAC:
These areas will be addressed as soon as the pond work gets done.

CONCRETE/ROADS:
They have reached out to their concrete contractor that they currently use and asked him to provide them with an inspection report or feedback on the areas we brought to their attention. Like most of the trades and contractors he is super busy but they have asked him to make this a priority.

Things are moving slowly but we are making progress.

Thanks!

Community Update - the developer will be on site starting next week to work on the pond. They will be draining the pond to do some survey work and reviewing the other items they need to get the pond approved by the City. As I learn more I will let everyone know. Thanks!

Community Update - FYI our landscaping contractor should be onsite this week to spruce up the entrances and put down new mulch and plants. Also the new irrigation contractor will be starting our system up for us this week. Both vendors have ben great to work with so far, so hoping for good things to come form them for the rest of the season.
Also, I have been in conversation with the City concerning the remaining punch list items the builder left us to deal with. The City was able to find a current contact for the builder and will be sending them a letter giving them 30 days to take care of the repairs or forfeit the retainer money they have with the City. More to come on that later as the City gets the letter ready, but wanted to let everyone know things are moving.

Thanks.
Kennis
