WHO—Stony Point United invites all concerned citizens to question the authority of the Stony Point government to sell our Town to the highest bidder



WHAT – Discuss and plan a response to the 111 S. Liberty Drive, 4-story Development project, now before Stony Point Zoning and Planning Boards



WHEN – Thursday, August 24, 2023, immediately following the Public Hearing agenda item of the Stony Point Planning Board starting at 7:00 PM, at the Senior/Community Center, 19 Clubhouse Ln, Stony Point



WHERE – Patriot Lounge Lobby, next door to the Senior Community Center, 19 Clubhouse Ln, Stony Point



Stony Point United mobilizes concerned citizens when necessary to share information and plan actions about issues facing the Town of Stony Point.

· We present information that is factual, well-researched, and supported by evidence.

· We are not a political party, we are not a long-term organization, and we are not left or right.

· We organize when those in power are making decisions without adequate information and giving the public misinformation.

· We believe an informed public is the best protection from the abuse of authority.

· We challenge authority when necessary to limit the abuse of power.

· We advocate for sustainable development and protecting the integrity of Stony Point, now, and for future generations.



STONY POINT UNITED SUCCESSFUL MOBILIZATIONS



STOP New Planet Energy, 2016—18. We mobilized the citizens of Stony Point to stop 400 garbage trucks every day, 24 hours a day dumping NYC garbage and into Stony Point to supposedly make biodiesel fuel. Our research found the company failed to produce any biodiesel fuel in Florida after getting $132,000,000 in grants from the Federal Government. They were also going to use permits of the Town of Stony Point to dump their waste into the Hudson River. The Town Board believed this hedge-fund malarky and was the lead agency supporting this project.



SAVE Patriot Hills Public Golf Course 2018—2021. Under the umbrella of SPU, Stony Point residents from all walks of life, political parties, and ideologies voted NO to authorizing the sale of the Patriot Hills Golf Course. We analyzed the budgets, realized that taxpayers were close to paying off a 25 yr. bond, and NOW finally could start making a profit from the Town running of the golf course. The common sense of Stony Pointers prevailed and preserved our investment.

Patriot Lounge is an amazing development by Stony Point families. It demonstrates SPU contention that Patriot Hills and Letchworth needed to remain in the public domain. The future of Letchworth in now in our hands. Please vote NO Sale on Proposition 2. We vote on November 8, 2022. Stony Pointers best know how to develop the land we own for the people of Stony Point.

Good News for Patriot Hills!

At last week’s Town Board meeting Dave Fusco, Golf Course Director, reported that Patriot Hills generated $286,838 in October which brings the total revenue for the year to date to $2,126,460.

This is the largest amount collected since the golf course opened.

Assuming the golf course makes $175,000 in November it will end the season having generated $2,300,000 in revenue which is $460,000 above the Town’s 2021 budget projections for the course.

What’s even more encouraging is that we would gain an additional $200,000 in annual revenue by re-opening the popular Patriot Grille and Clubhouse that the Town closed two years ago.

We encourage the Town to utilize a portion of the $460,000 in unanticipated revenue from the golf course to make any necessary roof or HVAC repairs to the Grille and Clubhouse so that a new operator can reopen the facility for the 2022 season.

We also encourage the Town to begin soliciting competitive bids from private golf managment companies to explore how they might reduce our operation and maintenance costs and increase our revenue going forward.

We’re excited to be ending the 2021 season on a high note and the future of Patriot Hills, our Top 16, Five Star golf course, looks brighter than ever.

Thank you to everyone who voted, volunteered and contrbuted to the effort to keep Patriot Hills and Letchwoth Village in the hands of the people of Stony Point. Now the real work begins! We'll be meeting in the next few weeks to organize and plan for the next steps in creating a new future for our property. Please join us!

What If?
Imagining a Possible Future…

In a raucous Stony Point Town Board meeting last night, residents expressed their dismay when told that the 266-acre Stony Point Golf Course, plus an additional 24 acres, have been re-sold to an unnamed developer. This follows the earlier sale of the same parcel to local businessman who had promised to turn the property into a high-end resort.

"The numbers didn't add up," said a spokesman for the developer, "so unfortunately we had to sell the property to the highest bidder."

Neither the developer nor his associates had ever managed a golf course or operated a resort. The developer paid $3 million for the property and expects to make a considerable profit on the sale.

"We got ripped-off," one angry resident said.

The resident pointed out that Stony Point taxpayers had already invested $25 million in the golf course.

"Who sells a 25-million- dollar investment for $3 million?" he fumed. "We could have paid off the bond in a few years and owned the entire property free and clear."

Several members of the Stony Point Town Board defended the initial sale to a first time developer, claiming the golf course had been a drain on tax revenue. This was met with a chorus of boos when it was revealed that the neighboring town of Haverstraw operates its own municipal golf course, the Rotella, at a profit.

"You mean we could have made money off the golf course? asked a stunned resident. "That's money the town could have used."

When asked what happens next to the golf course, the Town Board said its future was uncertain. "It's in private hands now," the Town Supervisor explained, "It'ss up to the new developer."

The attorney representing the Town of Stony Point added, "Our zoning laws offer us some protection, but if the new developer wants to build something zoning doesn’t allow, we would have to go to court to stop them. The case could drag on for years and potentially bankrupt the town. This is what happened in Airmont, Chestnut Ridge, Pomona and Clarkstown."


The attorney went to explain the federal law known as RLUIPA and the Fair Housing Act. Developers use these laws to sue towns ovwe zoning laws, which results in years of costly litigation.

Meanwhile, the building continues. The attorney conceded that if the original deal had been structured differently, all of this could have been avoided.

The meeting was held in the local Fire Hall because the building where the Town Board normally met, the Rho Community Center, was demolished to make way for a new community center that the developer had promised to build. The developer's funding ran out before construction could begin, and as of now the plans to build a new community center are in limbo.

The golf course itself remains closed until further notice.

"We've lost everything,"said a dejected Stony Point resident as she filed out of the fire hall.

'They even took away the dog park and our community garden."

It’s still not too late to avoid this future scenario from really happening!
