A recent experience reinforced why community banks are so critical to small business success.

While meeting with two community bank lenders about supporting a nonprofit for entrepreneurs (which they agreed toโ€”great news!), we asked them to share an example of a local business doing great marketing. Not surprisingly, they highlighted a business that

They spoke enthusiastically about a recent event that brought energy, collaboration and commerce into the communityโ€”competitors working together, businesses supporting one another, and real economic impact across the board.

What stood out most? They werenโ€™t trying to win the business. They were celebrating and supporting it.

Thatโ€™s the difference with community banksโ€”their focus isnโ€™t just on their own growth, but on the success and vitality of the entire community. When local businesses thrive, everyone benefits.

Through our two Revolving Loan Fund (RLF) programs, we offer flexible, practical financing options designed to support both lenders and their customers.

Our RLF loans complement conventional bank financing in much the same way as SBA 504 gap financing, providing direct loans in a subordinate collateral position. What sets the RLF loans apart is their simplicity and affordabilityโ€”interest rates are typically ๐Ÿฎ% ๐—ฏ๐—ฒ๐—น๐—ผ๐˜„ ๐—ฏ๐—ฎ๐—ป๐—ธ ๐—ฟ๐—ฎ๐˜๐—ฒ๐˜€, fees are less, and appraisal and environmental requirements are more streamlined and cost effective.

Banks partner with SEDCโ€™s RLF programs to:
โ€ข Create more competitive blended interest rates
โ€ข Strengthen projects to meet lending requirements
โ€ข Close financing gaps without unnecessary delays

Our RLF programs support both start ups and expanding businesses with maximum loan amounts of $100,000 (25%) and $250,000 (40%) respectively. In many cases, our RLF programs provide a viable alternative when programs like SBA 504 arenโ€™t the right fit.

For more than 40 years, SEDC has reinvested in communities across the greater Siouxland region (Iowa, Nebraska, and South Dakota). Our mission has always been rooted in strengthening local economies through thoughtful, community focused financing. When youโ€™re looking for a reliable partner to help make projects work, ๐—ฆ๐—˜๐——๐—–โ€™๐˜€ ๐—ฅ๐—Ÿ๐—™ ๐—ฝ๐—ฟ๐—ผ๐—ด๐—ฟ๐—ฎ๐—บ๐˜€ ๐—ฎ๐—ฟ๐—ฒ ๐—ต๐—ฒ๐—ฟ๐—ฒ ๐˜๐—ผ ๐˜€๐˜‚๐—ฝ๐—ฝ๐—ผ๐—ฟ๐˜ ๐˜†๐—ผ๐˜‚.

Great news! SBA 504 interest rates dropped again this month, providing more affordable, longโ€‘term financing for fixed assets. Current rates are 5.725% for 25โ€‘year terms, 5.787% for 20โ€‘year terms, and 5.62% for 10โ€‘year termsโ€”making now an exceptional time to move forward with fixedโ€‘asset projects.

But it gets even better.

Manufacturers can take advantage of exclusive SBA incentives, including even lower interest rates and reduced fees. SBA 504 interest rates for manufacturers are now 5.482% for 25 years, 5.531% for 20 years, and 5.318% for 10 years, plus a 0.5% reduction in origination fees. These savings can make a significant impact on project affordability and longโ€‘term cash flow.

On top of these outstanding rate reductions, the SBA has introduced a beneficial new program specifically for manufacturers: the MARC Program (Manufacturersโ€™ Access to Revolving Credit). This initiative provides U.S. manufacturers with flexible workingโ€‘capital lines up to $5 million to support growth, inventory, and operational needs.

Designed for businesses within NAICS codes 31โ€“33โ€”which represent 98% of U.S. manufacturing firmsโ€”the MARC program streamlines access to capital with minimal administrative hurdles. Itโ€™s an excellent resource for manufacturers looking to scale operations, strengthen supply chains, or take on new customers.

You can learn more at the link below. If you'd like, I can also send you the relevant section of the SBA regulation or connect you with 7(a) loan packagers who can assist you. As always, SEDC will be your partner through the SBA 504 loan process.

SEDC is proud to partner with Community Banks to deliver flexible, accessible financing solutions that help businesses grow. Our two Revolving Loan Fund (RLF) programs, along with our Microloan program, are designed to make project financing easier, faster, and more affordable for your customers.

SEDCโ€™s RLF programs function much like SBA gap financingโ€”providing direct loans and taking a subordinate collateral positionโ€”but with significant advantages. Our interest rates are consistently 2% below the bank rate, fees are lower, and appraisal and environmental requirements are more streamlined and cost effective. Itโ€™s simple, efficient, and built to support successful outcomes for both lenders and borrowers.

Best of all, funding is readily available right now. In the past, demand for the RLF program was so strong that funds were limited. Today, we have capital ready to deploy for qualified projectsโ€”making this the perfect time to leverage the program for your customers.

Community Banks have used SEDCโ€™s RLF programs to:
โ€ข Offer customers a more attractive consolidated interest rate
โ€ข Strengthen projects to meet lending policy requirements
โ€ข Provide gap financing with far fewer hurdles and delays

The RLF programs support both start-ups and expanding businesses. Loans can go up to $250,000 (not exceeding 40% of the project), with no maximum on the overall project size as long as SEDCโ€™s portion stays within 90% LTV.

For more than 40 years, SEDC has invested in communities across Northwest Iowa through these programs. While some RLF funds originated from EDA and USDA, a large share reflects SEDCโ€™s ongoing commitment to reinvest our own earnings back into the communities we serve.

When youโ€™re looking for flexible, competitive, and community focused financing options, remember SEDCโ€™s RLF programsโ€”weโ€™re ready to help make your customersโ€™ next project a reality.

Siouxland Economic Development Corp. (SEDC) is excited to announce our partner membership with CBI. This collaboration reflects our shared commitment to supporting community banks and the small businesses they serve.

Community banks demonstrated their values during the PPP loan program, ensuring Iowa achieved one of the highest coverage rates in the nation. That same customer-first approach is at the heart of SEDCโ€™s mission.

Why This Partnership Matters:
At SEDC, we use a relationship-driven model to deliver financing solutions that help businesses grow. While SBA 504 loans are our core offering, we also provide:

-Revolving Loan Funds (RLFs) and Microloans for gap financing and projects beyond fixed assets.
-Flexible options that preserve working capital and support smaller equity injections.

Our Commitment to Service:
We believe in long-term relationships, not volume-driven transactions. Our experienced team works closely with borrowers and banks throughout the life of the loan, ensuring exceptional service and guidance every step of the way.

Problem-Solving Expertise:
For 47 years, SEDC has tackled complex deals others avoid, including SBA 504 loans for food production, animal feeding operations, hotels, and restaurants. We donโ€™t shy away from challenges, we find solutions.

Shared Goals:
Like our community bank partners, we prioritize whatโ€™s best for small businesses. When a loan canโ€™t be approved, we provide clear reasons and resources to help applicants succeed in the future.

We look forward to working together to deliver the same outstanding service you provide and help businesses access the financing they need to thrive.

Letโ€™s grow together.

SBA 504 interest rates remain steady in January! Managing interest rate risk is one of the many advantages of the SBA 504 program. In the current rate environment, the biggest advantage for borrowers who use the SBA 504 loan program is the low down payment that preserves working capital that can be used for short term assets such as inventory and A/R.
