WELL Maintenance Dues.
Invoices were either mailed or hand delivered just before Christmas. All due on January 30, 2021.

Two lots are still delinquent from previous invoicing. The new invoices reflect past due amounts.

I will make an attempt to collect once COVID dies down.

Sample Power Consumption: Attached is a screen capture of the power used by the pump over a two day period. April 24th which was a Friday and Saturday the 25th , 2020.

The power is drawn from the Well Manager's meter. The plan used is Time of Use, with Peak 5 am to 9 am and 5 pm to 9 pm. The power to the well is on a timer switch and set to run only during off peak times. The image/graph shows the consumption for these times. Of note, i was not home during both days, so the base line is what the house consumes just running things inside. You can clearly see the jump in power usage during during the 9 am and 9 pm hours. Sometimes the pump will run for almost two hours pumping and pressuring to catch up on the usage while it was off. Very interesting to see how much it runs. Looks like it consumes 2.5Kwh until it catches back up, then sporadic during the rest of the day.

Update 3-27-2020
Hope everyone is doing well, staying safe, staying healthy during the Covid-19 Pandemic. It's all quite at the Well, everything is pumping "well" and no issues.

Just wanted to let the shared owners know the status of two delinquent accounts. I am purposefully posting on a public forum to "notice" the owners (even though they have received invoices and 2nd 3rd notices).

Everyone is current except for the following:

Owner Arric JOHNSON APN: 219-36-090R new owner in 2019, owes $300 for 2019 plus interest. Noticed 2x, no reply.

Owner DIRTSTORM LLC APN: 219-36-090X owner since 2018. Billed 2018 and 2019 dues, noticed more than twice each year. Also send invoices to the Dirtstorm LLC registered agent/officer: Mike Rosenthal on Corrine Dr. in Scottsdale. No payment yet, so they owe $600 plus interest.

These are nominal amounts at the moment, but at a certain point I will seek recourse via Small Claims (been there, done that).

Update: Timer installation. So, as most of you know, the water pump, and the two pressure tanks are powered directly off the breaker panel at my house, that means I am the one paying the electric. This has been the case since day one, and for 10 years. Recently I was out of town, wasn't home, and got the SRP bill, thought wtf haven't been home in days for the past 30 days or so.....looked at my SRP bill on the daily use, and saw spikes on useage 3 pm forward.........peak time.........while I am not home. So, I had an electrician install a timer so I can control the time of use and have the pump run off-peak.....I am still paying the bill and will look at the cost outside of my usage and seek reimbursement for the well account, in the meantime, the timer will be set for OFF during peak times 1 pm to 8 pm right now.....that's 8x the rate of offpeak! The electrician cost $575.00, I will seek reimbursement from the well account. Graham - Well Manager.

Update: 2018 Water Bills were all paid, except, and of course there is always an exception, the new owner that shares the lot with the well........just West of Vaun.........2 late notices have been sent. The new owner probably thinks it's a scam......doesn't matter in the end. If he doesn't pay, the lot will be shut off of water, and the land recorded with a notice of payment due......good luck selling or building with that clouded title..........I will send him a third notice soon.

So I sent out the dues late December and at that point we hadn't spent a penny on the well ... that's really good, but I spoke too soon! The first week of January the well alarm went off, and we had low water. Turns out it was the control box, I ordered one online which took 3 days to get to me, everyone was on their reserve tank. When it arrived on the Saturday it was the wrong box! With water running low in our tanks, I called a repair in for the Sunday (5 days running without well water). The tech fixed the problem (control box) $650 and change later. He also said one of our Pressure tanks was shot, and the other was about to go, he demonstrated this to Vaun and I. So, we scheduled a them for replacement. They were 9 years old. At the same time I had him install a flow meter so we can see how much water is leaving the well. Wow! Our well is pretty strong considering what's leaving it! The tech said we have a good well site, compared to others. The bill for the pressure tanks/flow was around $4k, so everything now looks good. I will post the actually costs, as the receipts aren't with me as I type this out.
