We were able to diagnose and repair the electrical issues and the electricity should have been restored last night.

The pond fountain was pulled for diagnostics and potential repairs. We should have the fountain back in the pond in the next few weeks.

Be on the look out for the election ballot via email tomorrow.

I wanted to provide an update on the lights/electricity at the tennis amenities. I’m aware of the electrical outage at the tennis amenities. I’ve opened a ticket with the utility provider and I’m working with their team to get service restored. This is an issue with the power supply coming into the facility, not the on-site equipment, and they are scheduling repairs.

I know this disrupts your plans. I’m sorry for the inconvenience and appreciate your patience while we work through it. I’ll share an update as soon as they are available.

In the meantime, please avoid using any powered features at the courts for safety.

We are currently working on the parkside pond fountain and are currently working on the low water level as well. These are two separate issues but wanted to let the community know that this is something we are aware of and working on.

The goal as a community is to keep Everton looking its best and protect everyone’s property values. From time to time, you may receive a violation letter from the HOA. These letters are intended to inform and guide, not overwhelm.

Why You May Receive a Violation Letter

First Notice: If this is your first letter, the HOA is simply making you aware that something on your property needs attention.
Final Notice: If you receive a final notice, it means we’ve already sent a letter about the same issue within the last 12 months, and it still needs improvement. Please take the requested action as soon as possible to avoid further escalation.
How to Resolve a Violation

If you believe the letter was sent in error or you’ve already corrected the issue, please include:
• Your property address
• A clear photo showing the correction or that there is no violation
If your letter is referring to w**ds in the lawn please include:
• Your property address
• A clear photo showing the correction (please note corrective action will be noted on the next community inspection as well)
• Or a copy of your receipt showing you are actively getting w**d treatments and working on correcting the issue
If your letter references a berm that does not belong to your property, please email us with:
• Your property address
• A photo of the berm
• The address of the property you believe owns it
Why Photos Matter

Photos allow us to verify corrections, confirm property details, and keep your account up to date. Without them, we may not be able to close out the violation.

Community Updates and Reminders:

Berm Maintenance:

Over the next few weeks, we’ll be notifying homeowners who need to take care of the berms on their property. If you receive a letter, please refresh the pine straw and remove any w**ds or plants that weren’t part of the original landscaping. Once completed, please send us a quick photo so we can mark it as done.

The Board knows berm maintenance can be a sensitive topic, and we appreciate everyone’s efforts in keeping them well cared for. At this time, the Board will not be making changes to the governing documents to add additional berms to HOA maintenance, so we truly appreciate your cooperation in helping keep the community looking its best.

If you are interested in changing landscaping on the berm behind your home, it needs to continue to have pine straw, but the landscaping can be changed. Please ensure you submit a modification request with your desired landscape plans for approval.

Lawn Care Reminders:

Please mow your grass at least once a week, weather permitting.
Keep your lawn free of w**ds and overgrowth.
If you use w**d treatments and put out a lawn sign, please remove it within 48 hours.
Other Reminders:

Trashcans must be stored in the garage or behind your home, out of view from the street.
Landscape beds should be refreshed with pine straw at least 2 times per year and kept free of w**ds or grass overgrowth. If your Pine straw is faded, grey, or you see exposed dirt, please have your Pine straw refreshed.
Community Updates:

Pool Season:

The pool will remain open through September 30th, so there’s still time to enjoy it before we close for the season on October 1st.
Pool Vendor: The Board is currently bidding for new pool companies to ensure we have reliable service moving forward.

Mailbox Numbers:

We’re replacing the damaged numbers on the mail kiosk soon.
Annual Meeting: We’re planning the Annual Meeting for early November. The exact date and details will be sent out soon — we hope you’ll attend and be part of the conversation about our community’s future.

New Community Portal:

A new online portal is coming soon! This will make it easier to access documents, pay assessments, reserve the clubhouse, request replacement fobs, and stay informed. Watch for more information in the coming weeks.
New Committees: The Board will be launching new committees soon and we’ll be sharing details on how you can get involved. This is a great way to connect with neighbors and have a direct impact on the community.

Tennis Court Lighting:

The Board is aware that one of the tennis court lights has an LED strip out. Unfortunately, the entire LED fixture has to be replaced — the strips can’t be replaced individually. Due to the cost of replacement, the Board has voted to hold off until all the LED lights in that fixture are out before replacing it.

The creekside pool is open. Also, we are working on getting a plumber out to address the two clogged toilets. Please be sure to use caustion with the amount of toilet paper used to ensure that we do not back up the toilets.

the 'Creekside' Pool is closed for the remainder of the day due to a f***l incident.

We’re aware of the auto-close issue at the Creekside pool gate, and the vendor is on-site today working to fix the fob system, which was affected by the recent storms. Everything should be back to normal soon. Thanks for your patience. Both pools are now open.

As a quick reminder, while fireworks are often part of the celebration, they are prohibited within the community per the governing documents. We appreciate your cooperation in helping maintain a safe and peaceful environment for all residents.
