Subject: Important Announcement: MBGYC Covers Appfolio Online Bill Pay Charge

Dear MBGYC Community,

We hope this message finds you well. We would like to bring an important matter to your attention regarding online bill pay through Appfolio, the property management software utilized by the HOA.

Recently, Appfolio implemented a charge for online payments made through its platform. This would have resulted in residents using the online payment feature incurring an additional monthly fee of approximately $2-3.

Understanding the potential inconvenience and financial impact this could have on our residents, the MBGYC HOA addressed the issue with Appfolio. We are pleased to inform you that after discussions with Appfolio, they have provided us with an alternative solution.

Appfolio offers the option for the HOA to pay a reduced charge of $1 per resident per month, including residents utilizing and not utilizing online bill pay. We are happy to announce that the MBGYC HOA will accept this charge on behalf of our residents. This means that you will not be required to pay any additional fees for utilizing the online bill pay platform through Appfolio. The HOA will cover the associated costs, ensuring a hassle-free experience for our community.

We are informing you of this decision to alleviate any concerns you may have had regarding the online fee. You can proceed with your online payment for this month without accounting for the additional charge.

We are committed to providing convenient and efficient services to our community members, and we appreciate your continued support in utilizing Appfolio's online bill-pay system. By covering the cost on your behalf, we aim to streamline the payment process and enhance your experience.

Should you have any questions or require further assistance, please do not hesitate to contact the MBGYC Office. We are here to assist you.

Thank you for your understanding and cooperation. We value your presence in our community and will continue striving to enhance our services for your benefit.

Best regards,

MBGYC Office

Dear MBGYC Community,

We hope this message finds you well. We would like to inform you about an unfortunate incident that has occurred at the pool area. Due to a recent biological contamination, it is necessary to temporarily close the pool and the pool deck for cleaning purposes. We apologize for any inconvenience this may cause.

In accordance with health and safety regulations, the pool and pool deck will remain closed until the cleaning process is complete. Our dedicated team is working diligently to ensure that the area is thoroughly sanitized and safe for all residents to enjoy.

We understand that DJ Chuck's performance under the pavilion is scheduled for this evening. In light of the pool closure and as a temporary solution, we will make the community center bathrooms available for use during the event. This arrangement is in compliance with the requirements set by the Department of Health and Environmental Control (DHEC), as our pool bathrooms also need to remain closed until the cleaning process is finished.

We apologize for any inconvenience this may cause and appreciate your understanding as we prioritize the health and well-being of our community members. We assure you that we are taking all necessary measures to address this issue promptly.

This process should be completed before the pool is open tomorrow, if it isn’t we will notify the community accordingly. Your cooperation and patience during this time are greatly appreciated.

If you have any questions or concerns, please do not hesitate to contact the MBGYC Office. We will be happy to assist you.

Thank you for your understanding and support as we work to maintain a clean and enjoyable environment for everyone in our community.

Sincerely,

MBGYC Office

Subject: Commencement of MBGYC Election - Voting Options Announcement

Dear MBGYC Community Members,

We hope this message finds you well. We are writing to inform you of the commencement of our community's election process.

As part of our commitment to ensuring a seamless and fair election, we have begun to roll out an online voting system. An email from Votegrity, our independent election management partner, has been sent to all registered homeowners. This email provides detailed instructions on how to cast your vote online.

In addition to online voting, we have also dispatched paper ballots, which should be arriving at your homes in the coming days.

It is important to note that you have the option to choose either of these methods to cast your vote - online or via the traditional paper ballot. To ensure the integrity of our voting process, Votegrity has systems in place to prevent any duplication of votes. Rest assured, whether you choose to vote online or through paper ballot, only one vote per homeowner will be accounted for.

The voting period will end on August 26th, providing ample time for every member of our community to make their voice heard.

We thank you for your patience and understanding during these complex times. We understand that changes can cause questions and concerns, so we are here to assist. For any queries or issues related to the voting process, please reach out to Derek Sarver at [email protected].

Your participation and cooperation is key to the success of our community's democratic processes. Thank you for being part of our vibrant community.

Sincerely,

MBGYC Office

Dear MBGYC Community,

We hope this announcement finds you well. We have several important updates to share with you regarding upcoming events and community matters.

Firstly, we would like to invite you to a memorial ceremony in honor of our beloved community member and former front gate monitor, John Shaw. The ceremony will occur at the MBGYC Office this Sunday, May 28, 2023, at 11 am. This will be held in the office's lobby, and a plaque will be put up in his honor. We kindly request your presence as we pay tribute to John's memory and remember his contributions to our community. He will always be cherished and deeply missed.

Secondly, we would like to address a concerning issue regarding the cleanliness and upkeep of our pool area. It has come to our attention that some residents have not been cleaning up after themselves, leaving pool supplies, wet towels, and other items on the pool deck. Additionally, we have noticed instances where umbrellas are being left open, causing damage and posing a safety hazard. We kindly remind all residents to be considerate and responsible when using the pool facilities. Please remember to clean up after yourselves and ensure that umbrellas are properly closed after use. Your cooperation will greatly assist our maintenance team and gate monitors in maintaining a clean and safe environment for everyone to enjoy.

Lastly, with Memorial Day approaching, we would like to inform you that the regular yard maintenance pick-up schedule will be adjusted for this holiday. Instead of the usual Monday collection, the yard maintenance pick-up will take place on Tuesday, May 30th. We appreciate your understanding and cooperation in aligning with this revised schedule.

Thank you for taking the time to read this announcement. Your participation in the memorial ceremony, adherence to pool etiquette, and awareness of the yard maintenance schedule are greatly appreciated. Let's continue to foster a caring and respectful community at MBGYC.

Warm regards,

Dear MBGYC Community,

We hope this message finds you well. We are reaching out to request your assistance in identifying an individual who has been driving an ATV/four-wheeler through our neighborhood. We have attached images to this announcement that depict a man driving a green-ish colored ATV on our streets.

We have received reports from concerned residents that the ATV was being driven erratically and at high speeds between the road and common areas. As a community, we have established rules and regulations to ensure the safety and well-being of all residents. In 2019, a rule was added that prohibits ATVs from being operated on MBG&YC roadways or common areas due to safety concerns.

We kindly remind all residents of this rule and ask that you help us identify the individual driving the ATV through our community. If you have any information regarding the identity of the driver or where they are coming from, please do not hesitate to reach out to us at [email protected] or [email protected]. Alternatively, you can call security at (843) 650-4109.

Thank you for your cooperation and assistance in helping to maintain a safe and secure environment for all members of our community.

Sincerely,

MBGYC Office
