Two historic buildings along Front Street in Downtown Memphis’ Historic Cotton Row District are getting a new lease on life after sitting vacant and neglected for decades.

The buildings at 48 S. Front Street and 64 S. Front Street have new owners who are planning to restore and breathe new life into these important pieces of Memphis history. (Daily Memphian)

Every historic building that is saved, restored and put back into productive use helps preserve the character that makes Downtown Memphis unique while creating new opportunities for investment, businesses, residents and activity.” said Downtown Neighborhood Association President, Jerred Price. There is still plenty of work to do throughout Downtown, but seeing long-neglected properties finally receiving attention and investment is certainly something worth celebrating. Preservation and progress can—and should—go hand in hand.

A major milestone has been reached for Downtown Memphis as Regional One Health has revealed the stunning new design for its future hospital campus—a transformative investment that will strengthen healthcare for generations to come.

The new approximately 600,000-square-foot hospital will feature more than 315 patient beds, an expanded Emergency Department, state-of-the-art trauma and burn facilities, and modern spaces designed to better serve patients from across the Mid-South. The project will replace aging facilities with a world-class medical campus while preserving Regional One’s critical role as the region’s premier safety-net hospital.

With an estimated $1 billion investment, the project is expected to create thousands of construction jobs, generate significant economic activity, and further establish Downtown Memphis as a leading destination for healthcare, research, and innovation. Groundbreaking is currently planned for summer 2027.

“This is much more than a new hospital—it’s an investment in the future of Downtown Memphis and the entire Mid-South,” said Jerred Price, President of the Downtown Neighborhood Association of Memphis. “Regional One Health has long been one of our city’s most important institutions, and this new campus will not only improve lifesaving care but also serve as a catalyst for continued growth and investment in our urban core. We’re excited to see this vision become a reality.”

This is another exciting step forward for Downtown Memphis, and we look forward to watching this landmark project take shape over the coming years.

#𝙆𝙚𝙚𝙥𝙞𝙣𝙜𝘿𝙤𝙬𝙣𝙩𝙤𝙬𝙣𝙄𝙣𝙛𝙤𝙧𝙢𝙚𝙙 | DNAmemphis.org ~ The return of Memphis’ iconic trolley system is one step closer to becoming a reality.

The Memphis Area Transit Authority (MATA) has successfully completed safety testing on the trolley braking systems—an important milestone in the process of restoring service. The agency is also completing system integration testing and has submitted its required 180-day notice to the Tennessee Department of Transportation (TDOT), keeping the project on track for a planned return of trolley service this fall.

“For more than a year, we’ve made the return of the trolleys one of our top priorities. We’ve been in constant communication with TDOT, advocating for a safe and timely return to service while holding MATA accountable every step of the way as it seems they have been the hold up this entire time. The trolley system isn’t just transportation—it’s an essential part of Downtown Memphis’ identity and plays a critical role in supporting our residents, businesses, workers, and visitors. While there is still work to be done, we’re excited to see real momentum and will continue pushing until the trolleys are back on the tracks where they belong.” — Jerred Price, President, Downtown Neighborhood Association
