San Diego has built enough new homes that rents are starting to fall. Like Boulder and Louisville, some people in San Diego said 'you can never build enough to satisfy the demand to move here.' This shows that even in a highly desirable place, demand is not unlimited and prices are responsive to supply and demand.

As we look to build more homes in Louisville, we should move quickly to adopt best practices for single stair buildings. These buildings cost less, fit neighborhood scale better, and provide more liveable units than traditional apartment buildings. We should legalize them right away.

Utah's statewide trail network is ambitious and exciting, and it shows that good bike infrastructure is not 'liberal' or 'conservative,' but human. We are all better off when we can get out of our cars and enjoy the natural world safely.

Does building market rate apartments make homes more affordable? In Denver, the data says 'yes.'

"[W]e found that Class C buildings (the most affordable segment, with buildings that tend to be older and have fewer amenities) saw average rents fall 10.0% over this period. This was more than double the decline for more expensive Class A or B apartments, which are newer and offer more amenities. This challenges the common narrative that building new market-rate housing only benefits high-income renters. Instead, when metro Denver built more housing, the steepest rent declines occurred in the older, more affordable properties typically occupied by lower-income renters."

Denver’s recent experience shows that when we build more housing, rents fall – and they fall the most for households that need the greatest relief.
