Affordable housing is about people.

When we talk about the need for affordable homes, we're not talking about strangers. We're talking about the people who make Nassau County the community it is today.

➔ The teacher helping shape the next generation.
➔ The police officer protecting our neighborhoods.
➔ The firefighter responding when emergencies happen.
➔ The bank teller serving local families every day.
➔ The restaurant employee who knows your favorite order before you say it.

These are the people who keep our community running.
Yet many of them are finding it harder and harder to afford a home in the very county they serve.

At Affordable Housing First, we believe the people who contribute to our community should have the opportunity to live in it.

That's why we're working to create safe, high-quality affordable housing that provides stability for working individuals, families, and essential workers.

Recently, local leaders gathered to discuss an important issue affecting Nassau County: housing insecurity and the challenges facing some of our most vulnerable residents.

One question kept coming up throughout the conversation: Where do they go?

The discussion highlighted a reality that is often overlooked. As Zen Carver from the Nassau County Homeless Coalition noted, *"Affordable for one person is not affordable for another."*

For some residents, especially older adults, housing insecurity can happen unexpectedly.

Desiree Dinkle from the Council on Aging shared that many retirees living on fixed incomes are struggling with rising costs. An illness, unexpected medical expenses, or simply outliving retirement savings can quickly turn a stable situation into a housing crisis.

And when an elderly person loses their home, the options are often limited.

They may not be able to purchase another home. Many cannot afford market-rate rent. Affordable housing options are scarce.

So the question remains: Where do they go?

These conversations remind us that housing insecurity can affect people from all walks of life. It is not always the result of poor decisions or personal circumstances. Sometimes it is simply the result of housing costs rising faster than people can keep up.

At Affordable Housing First, we believe everyone deserves access to safe, stable, and affordable housing, including the seniors, workers, and families who make Nassau County the community it is today.

Recently, local leaders came together to discuss an important topic: the realities of housing insecurity in Nassau County and the growing challenges many families and workers are facing today.

During the conversation, Carlene McDuffie from Affordable Housing First shared an important reminder:
“It does not matter how someone becomes homeless; they all have the same need. Everyone needs shelter.”

She also spoke about one of the biggest issues affecting our community today — the rising cost of housing.

Homeownership in Nassau County has become increasingly difficult to afford, even for the very people who help keep our community running. According to Carlene, around 56% of the local service workforce, including teachers, firefighters, and police officers, now live outside the county because housing costs here are simply too high.

And even housing labeled as “affordable” is often still financially out of reach for many working families.

These conversations matter because they help bring visibility to a challenge that affects real people every day.

When housing costs rise, the impact spreads everywhere.

The affordable housing crisis affects much more than rent prices.
When people can no longer afford to live close to where they work, entire communities begin to feel the pressure.

Schools are affected when families are forced to move more often, disrupting children’s education and stability.

Local businesses struggle to hire and retain workers when employees can’t afford housing nearby.

Traffic gets worse as more people are pushed farther away from their jobs, leading to longer commutes and less time spent with family or in the community. And behind all of this is something we don’t talk about enough - stress.

The constant pressure of trying to afford rent, groceries, healthcare, and childcare takes a real toll on mental health and family wellbeing.
This is why affordable housing matters so much.

It’s not just about buildings.
It’s about creating stable communities where families can grow, businesses can thrive, and people can live without constant financial fear.

Affordable Housing First Corp was grateful to be invited to participate in this year’s annual Rotary Road Race in Yulee with an informational booth for the community.

This year’s event welcomed 119 runners and it was wonderful to see so many people come together in support of local initiatives and community connection.

Events like these give us the opportunity to share our mission, meet community members, and continue important conversations about affordable housing in Nassau County.

Housing isn’t just a line in the budget. When it becomes too expensive, the impact spreads far beyond rent, it affects how entire communities function.

What that looks like in real life:

🔹 Schools
Frequent moves and housing instability can disrupt a child’s education. It’s harder to stay consistent, build friendships, and keep up with learning.

🔹 Local businesses
When workers can’t afford to live nearby, businesses struggle to hire and retain staff. Longer commutes also mean less time and money spent in the local community.

🔹 Traffic and infrastructure
People are forced to live farther from where they work. That means longer commutes, more congestion, and added strain on local infrastructure.

🔹 Mental health
Financial pressure, uncertainty, and the risk of losing housing create constant stress. Over time, that affects both individuals and families.

This is what the ripple effect looks like.

Housing affordability isn’t just about where people live. It shapes how communities grow, how families function, and how stable everyday life feels.

At Affordable Housing First, we focus on creating housing that supports not just individuals, but the entire community here in Nassau County.

Does affordable housing make communities safer?

There’s a common belief that affordable housing leads to more crime. But research shows the opposite.

Multiple studies in the U.S. have found that affordable housing does not increase crime and in many cases, it actually helps reduce it.

For example, research in Orange County found that when affordable housing developments were built, crime decreased and neighborhoods became more stable.

So what’s behind this?

Stable housing changes how communities function.

When people have a reliable place to live:
- they are more likely to stay in one place longer
- neighborhoods become more connected
- there are more “eyes on the street” and informal community support

Housing also reduces the pressure that often leads to instability.

Without constant financial stress or the risk of losing a home, people can focus on work, family, and building a stable life, all of which contribute to safer communities.

Research also shows that when housing is more evenly distributed across neighborhoods, levels of violent crime can decrease.

Affordable housing isn’t just about providing a place to live.

It’s about creating stability, and stability is one of the strongest foundations for safer, stronger communities.

When we talk about housing, it’s easy to think only about cost. But for families, housing is much more than that.
It affects how children grow, learn, and feel every day.

When a family has stable, affordable housing, children are more likely to:
- attend school consistently
- have a safe space to study and rest
- build routines that support their development

But when housing is unstable or unaffordable, the impact can be immediate.

Frequent moves, overcrowded living conditions or financial stress at home can affect a child’s ability to focus, learn, and feel secure.
It also affects parents.

When most of a household’s income goes toward rent, families are often forced to make difficult choices between housing and healthcare, childcare or basic needs.

And that stress doesn’t stay on paper. It becomes part of everyday life.

In Nassau County, this is not a distant issue. It’s something many families are already experiencing. That’s why affordable housing matters.

At Affordable Housing First, we’re working to create housing that offers more than just a place to live, it creates stability for families and a stronger foundation for children to grow.
