A few things to consider when purchasing a preowned home:

1. Age of HVAC (and condition).
2. Age of roof, after eight years the amount your homeowner's
insurance will contribute towards a new roof (due to storm
damage, etc.) declines by the year.
3. Cost of any cosmetic updates you want to do (don't forget to
consider the value added versus cost)
4. Local tax rates can greatly affect your house payment (and cost
of homeownership).
5. Don't be afraid to ask for copies of the previous 12 months of
utility bills. I have seen electric bills up to $700.00 a month on
poorly insulated and built homes.
6. Do the sellers have any leases that you will have to take over?
Examples are solar panels and alarm systems.

Work with a Realtor who knows about construction costs, what questions to ask/consider and can guide you towards one of the largest financial decisions of your life.
