📢 URGENT:

Your Community Needs You (Board Vacancies)

We are at a critical crossroads for the Renwick Club. As we prepare for our annual meeting on May 19, we are facing a serious shortage of Board members.

By our bylaws, we require a minimum of three directors to legally function. Currently, we are at risk of falling below that number. If we cannot seat a Board, the neighborhood moves out of our hands and into a much more expensive legal reality.

Why should you care?

If the HOA cannot seat a Board:
• Assessments will go up: We may be forced into "Receivership." This means a court-appointed attorney or manager takes over our association. They charge professional hourly rates (often $250–$400+ per hour) to do the work volunteers currently do for free. Those costs are passed directly to you through higher dues or special assessments.
• Operations will stall: Critical maintenance - like our storm sewers street, alley and sidewalk repairs - requires Board approval for contracts and payments. Landscaping and snow removal will not happen. Without a Board, these systems can fail, leading to property damage and city code violations.
• Property Sales: It becomes significantly harder to sell or refinance your home if the HOA is not in good legal standing.

What is the commitment?

We aren't looking for a full-time job's worth of your time. We have a professional property manager (MC Property Management) who handles the day-to-day operations and billing. The Board’s role is to provide direction, approve the budget, and make decisions on community projects.

How to step up

If you care about your property values and want to keep our neighborhood self-governed and affordable, please consider running. Any owner in good standing is eligible.

Serving on the Board is a great way to contribute to the long-term health and vibrance of our community.

Interested in running?
Any owner in good standing is eligible to serve. If you would like to be included on the ballot, please contact our Property Manager, Kevin, at MC Property Management as soon as possible so he can finalize the official meeting notice.

Why Your Attendance is Important
To hold a formal election, we must meet a specific quorum (a minimum number of homeowners present in person or by proxy). Historically, we have fallen short of this requirement. We strongly encourage you to attend or submit your proxy so your voice can be heard and we can conduct official community business.

☀️ Spring is here!

A friendly reminder for our younger residents...

With the weather finally warming up, it’s great to see so many kids out enjoying the fresh air in The Renwick Club!

To keep our community a respectful and safe place for everyone, we’d like to ask parents to have a quick chat with your children about property boundaries. We’ve had several reports already of children running through private, unfenced yards and between houses.

Please remind them:
- Respect Private Property: Even if there isn't a fence, yards are still someone’s private spaces. Please use the sidewalks and common areas instead.
- Safety First: We’ve also seen children crawling under parked cars. This is incredibly dangerous as drivers may not see them when starting or moving their vehicles.

Let’s work together to keep our neighborhood safe and our neighbors' privacy respected. Thanks for your help! 🤝

Subject: Spring Community Reminders 2026: Preserving Our Neighborhood Together

Dear Neighbors,

As the weather begins to warm and we enjoy the transition into spring, we want to share a few friendly community reminders. Our goal is to work together to preserve the integrity and beauty of our community property.

Please review the following seasonal addressings.

LANDSCAPING
Our landscape contractor will begin services soon.
• Services Include: Spring site clean-up and spring w**d prevention.
• Fenced Yards: Homeowners with fenced-in yards are responsible for maintaining their own fenced areas.
• Trees and Shrubs: It is the homeowner's responsibility to maintain trees and shrubs on their property. This includes the removal of dead trees and shrubs at the homeowner's expense.

EXTERIOR MODIFICATIONS
Planning any home improvements this spring?
• HOA Approval Required: Please remember that all major exterior modifications to your property require prior approval from the Homeowners Association.
• Contact: To submit an application or ask questions about the approval process, please contact the Property Manager or log in to our MyGreenCondo portal.

PARKING
Proper parking keeps our community safe and accessible.
• Street/Alley Parking: Parking is not permitted on any street or alley and is strictly limited to designated parking areas only.
• Access: Parked vehicles should never block sidewalks or mailboxes.
• Commercial Vehicles: Parking of commercial vehicles is limited to private driveways only. Designated community parking areas are for private vehicles only.
• Permits (Residents): Residents parking in designated parking overnight should display an RWC parking sticker.
• Permits (Guests): Guest vehicles should display a temporary hang tag from the rearview mirror.
• Enforcement: Vehicles without proper stickers or tags may be towed at the owner's expense. Stickers and tags are available through the property manager.

PET WASTE REMINDERS
We ask all pet owners to be courteous and responsible.
• Please clean up after your pets immediately.
• Do not leave pet waste in common areas or on private property.
• Keeping our paths and green spaces clean is essential for a sanitary and enjoyable environment for everyone.

COMMON AREAS & EQUIPMENT
• Rip-Rap Rocks (Pond Area): The rip-rap rocks around the pond serve an important function in reducing bank erosion. The throwing of these rocks into the pond is strictly prohibited. The Association recently invested over $18,000 to refresh this shoreline, and we hope to avoid further expense until 2030 or later.
• Penalty: Throwing rocks damages the effectiveness of the erosion control and the integrity of the pond. Per community governing documents, this is considered damage to Association property. Fines will be issued immediately, ranging from $150 to $500 per instance.
• Equipment Setup: Toys, recreation equipment, bicycles, furniture, and similar items must not be set up or stored in common areas.
• Sports/Play Apparatus:
• Approval: No sports/play apparatus should be permanently installed without Board approval.
• Basketball Poles: For safety reasons, basketball poles should remain standing upright next to driveways, not laid down.
• Placement: Apparatus may NOT be placed to encourage use on community property, a sidewalk, a neighbor's property, or in the street/alleys or within 10 feet of any street, alley, or community property.
• Use: The use of apparatus must comply with community noise and nuisance rules and may not be used after sunset or before 8:00 AM.
• Removal: Apparatus must be removed if it becomes an unsafe/unsightly nuisance, an obstruction to the landscape contractor, or if it creates numerous complaints to the Property Manager. The Board, in its sole judgment, may require the removal of such apparatuses.
We appreciate everyone’s cooperation in keeping The Renwick Club a wonderful place to call home. If you have any questions or need to obtain parking permits, please contact our Property Manager.
