Bozeman Tenants United is proud to endorse Sam Forstag for Montana’s 1st Congressional District. Sam is a Montana labor union leader who has centered working people, tenants, and the solutions we need throughout his campaign. 

As a non-partisan union, we are serious about testing whether candidates are actually prepared to fight for tenants. And when tenants in Bozeman went on rent strike, Sam had our backs - uplifting our strike fund, joining us on the picket line, and calling for the corporate landlord to bargain with tenants. 

We are endorsing Sam because he has shown he’s ready to fight alongside tenants against corporate greed, and fight for working Montanans in Congress. Sam is the union choice.

Kelli and her family have lived at King Arthur Park for the last 9 years. This rent hike is going to eat into nursing care for her elderly father. One more rent hike, and she won’t be able to pay.

“I made the decision to go on rent strike because there’s no other option for me. I don’t see them stopping the increases, and I won’t be able to afford it if it happens again.”

Gary Oakland is the owner of King Arthur and Mountain Meadows trailer parks— where the tenants are currently on rent strike against his 11% rent hikes.

This isn’t the first time that Gary has been in hot water for taking advantage of hardworking Montanans. Gary is not just a slumlord. He’ll do just about anything to make a buck.

In the last few years Gary has lost multiple lawsuits for his shady business practices. Now, he’s trying to develop more in Billings, Belgrade and Helena and has dozens of homes in Montana on the market. 

Oakland & Companies claims to be built on a “A Foundation of Thoughtful Stewardship” but it seems clear that it’s really just a foundation of greed.

THE STRIKE IS ON

Negligent landlord Gary Oakland failed to reverse his greedy grab for 11% rent hikes before May 1. So tenants took matters into their own hands. King Arthur and Mountain Meadows tenants are on strike— withholding over $52,950 in rent.

As Oakland schemes to sell the parks to an out of town investor, tenants like Danny have been without hot water for over a year and without ANY water for five months. Oakland sits pretty in his Billings mansion while Danny fills jugs of water at his workplace every night.

Oakland can end the strike at any time. All he has to do is drop the rent hike. Till then, the strike is on.

RENT STRIKE AUTHORIZED: KING ARTHUR AND MOUNTAIN MEADOWS PARKS

Tenants’ greatest power is our rent. A rent strike is a disciplined, collective action in which tenants strategically withhold their rent to negotiate for a shared goal with their landlord. 

King Arthur and Mountain Meadows Parks are home to over 30% of Bozeman’s mobile home residents. This month, residents across the parks received notice of an 11% rent hike. The hike is a last-ditch cash grab by negligent landlord Gary Oakland before he sells the parks to an out-of-town investor. 

The tenants simply can’t pay… so, they got organized. For the past three weeks, the union has run an intensive organizing drive. Last night, tenants voted to authorize a rent strike on May 1. 

Authorization means the tenants are ready to withhold rent on the first of the month– unless Oakland drops the rent hike. If Oakland fails to reach an agreement with the union before Thursday April 30, the strike will launch. 

If the tenants strike on May 1, this will be the first Montana rent strike in nearly 50 years. In 1978 tenants at Covered Wagon Trailer Park Court went on strike and won the first collectively bargained lease in Montana history. 

King Arthur and Mountain Meadows unions represent 60% of the 338 units in the two parks.

TENANTS ORGANIZED, LANDLORD SCARED

A few weeks ago, tenants at King Arthur and Mountain Meadows trailer parks received notices of 11% rent hikes. Their neglectful landlord Gary Oakland, who has let the parks crumble, is using the hikes to squeeze extra money from his tenants before he cashes out for good next month; he’s about to sell the parks to an out-of-state investor.

And now… Gary has caught wind that the tenants are organizing. Yesterday residents got a letter from Oakland’s company. You can see for yourself: he knows the hikes are wrong, he knows the tenants are organized, and he’s scared. In the letter, Oakland issues veiled threats… but the tenants won’t be intimidated. RED ALERT: MASS RENT HIKE 

On March 26 tenants at King Arthur and Mountain Meadows mobile home parks got notice that their landlord Gary Oakland is instituting 11% rent hikes across both parks in May. 

Tenants like Linda and Ruth live on fixed incomes and already spend most of their social security checks on rent. Richard cancelled his Life Alert, the service he needs to call for support in case of emergency. Other tenants are cancelling car insurance, cutting back on groceries, and holding off on filling prescriptions. Carol lost her last place because of a rent hike, which forced her to move to King Arthur. She doesn’t know where she would go if this hike prices her out of the park. 

These rent hikes are just the latest example of Gary Oakland’s greed. He has neglected these properties and abused the tenants for decades. Last year the tenants organized, unionizing over 58% of the 338 lots. Soon after, they won over $500,000 in long-delayed infrastructure repairs. 

Now Oakland is cashing out, selling the parks to a California landlord, and this rent hike is a last-ditch attempt to recoup his losses and pass the costs along to his tenants. 

King Arthur and Mountain Meadows parks, off Huffine in Gallatin County and built in the 1970s, have been home to hundreds of families. They are some of the last semi-affordable housing around Bozeman, one of the last places that poor and working class families can afford. Where are these families supposed to go when hit with this hike? And when the new owner comes in and demands even more? 

These trailer parks are the center of Bozeman’s struggle against investor greed, and for the people who make Bozeman home for all of us.

Tenants at King Arthur and Mountain Meadows have been getting less and less for the rent despite it going up every year. With an impending sale of their mobile home parks, the tenant unions have been asking to discuss rent, park fixes, and the sale with their Billings-based landlord, Gary Oakland.
Oakland refusing to meet with and recognize the two majority unions has left them with no other choice than to go public with the impacts of Oakland’s shady business on their lives.

Join the tenant unions in calling on Gary Oakland to come to the bargaining table.
