Waiting to buy a home until interest rates fall back to 2% - 4% should not be the primary focus. The likelihood of interest rates returning to the levels seen during the COVID-19 pandemic is extremely low. However, chasing a lower interest rate often overlooks the potential for property appreciation.

Consumers who don’t factor in home appreciation may lose out on hundreds of thousands of dollars in potential value. Appreciation is seldom considered in the urgency to buy. However, a rate reduction of 0.25% to 0.50% is insignificant compared to home prices, which are increasing by 5% - 10% annually.

Consumers rarely compare the monthly payment difference between a 0.25% lower interest rate:

***For every $50,000 in loan amount, a 0.25% change alters the monthly payment by only $145.

***For every $50,000 in loan amount, a 0.50% change alters the monthly payment by just $150.

Appreciation is seldom considered in the urgency to buy, but those 3% and 4% interest rates were a unicorn! The likelihood of mortgage interest rates returning to 2% and 3% is very low. Many potential homebuyers have quickly forgotten the other challenges that came with those elusive low interest rates, such as:

1. Limited housing inventory
2. Competitive price bidding on homes
3. Paying above list price and above appraised value
