Recent data shows lenders are busier than we’ve seen in years — with mortgage switching surging thanks to cashback deals and borrowers taking advantage of cheaper rates. But what’s that telling us about actual house price direction? 🧐

📈 Optimists say:
• Almost 75% of property professionals expect prices to rise in 2026 — with some predicting >5% gains. Regions like Canterbury are particularly bullish.
• Improving affordability + lower mortgage rates and a modest economic recovery could support price growth.

📉 Sceptics argue:
• Price rises might be modest — influenced by inventory increases (more homes on market) and potential policy/dti rate caps.
• Some economic indicators remain mixed — weak labour market and slow demand could cap growth.

Australia vs New Zealand minus the rugby ball.

When it comes to housing and opportunity, the Tasman is starting to feel like a one-way street. Soaring house prices, limited supply, and stubbornly slow wage growth in New Zealand have pushed homeownership further out of reach, especially for young people and families.

Meanwhile, Australia offers higher average wages, larger labour markets, and housing that, while still expensive, often delivers better affordability relative to income.

For many Kiwis, the math's is simple; they see the move across the ditch offering the chance to earn more, save more, and eventually buy a home whilst enjoying a good lifestyle.

Add in the ease of movement under trans-Tasman arrangements, and Australia becomes not just an option but a pressure-valve.

The result? A growing stream of New Zealanders swapping the black jersey for the yellow one, not because they want to leave, but because the prospects for building a stable life increasingly lie on the other side of the Tasman.

Are these good for First Home Buyers or are these an Investors dream ? 🧑‍💼

Are the new generation become soft and are no longer buying older style properties and putting in a bit of elbow grease to do it up ?

Or, is it just easier to buy one of these in the fast pace world that we now live in ?
