"OUR INACTION THREATENS THE PROFESSION’S SURVIVAL" - NIESV PRESIDENT

The President and Chairman of Council, Nigerian Institution of Estate Surveyors and Valuers, ESV (Mallam) BATURE Ali Muhammad FNIVS, FCAI, MIFMA, MIRWA, AIMC, AMIMN, pslc has restated that the survival of the profession and the full patronage of its services by government institutions and the private sector become the singular mission of each member of the Institution regardless of all personal preferences. This has become pertinent in light of the fact that other professions have begun incursions through enactment of laws, lobbying and judicial interpretations into the field of Estate Surveying and Valuation. This development he adviced is not to be taken lightly as the very existence of the profession is being threatened and if all hands are not on deck, in no distant time the legacy of the founding fathers of the institution will be erased and there will be no legacy for future generations to inherit.

The President disclosed this today, during a courtesy by Executives and members of the Abuja Branch in NIESV Secretariat Abuja, ably led by the Chairman, ESV Folake Odusiga FNIVS and accompanied by the Vice-Chairman ESV Chukwuebuka Anih FNIVS, Publicity Secretary, ESV Seyi Olayinka FNIVS and some members of the Branch.

The President, ESV (Mallam) BATURE PNIVS, FCAI, MIFMA, MIRWA, AIMC, AMIMN, pslc who was visibly excited to receive the Abuja Branch delegation stated that it was the first honour done to him by any branch since his assumption of office as 27th President of the institution and urged the Abuja branch to maintain the unity it has nurtured and protected over the years while ensuring its leading role in activities of the institution.

While drawing examples from past leaders, mentioning the contributions of many and making reference to many events in the institution, he appealed for the tradition of successive Branch Chairmen to emerge from executive committees of their various branches. This will ensure that History and Experience which are the two critical components for leading the profession are not compromised. The President further stated that as soon as elections are over, all hands must be on deck by all members to tackle the challenges facing the Noble Profession while ensuring a dogged determination to build technical and leadership capacity which cannot be ignored by policy makers.

Responding, the Chairman Abuja Branch, ESV Folake Odusiga, FNIVS congratulated ESV (Mallam) BATURE FNIVS, FCAI, MIFMA, MIRWA, AIMC, AMIMN, pslc on his emergence as 27th President and Chairman, expressing confidence that his administration will be one of legendary achievements. Also speaking, Vice-Chairman ESV Ebuka Anih FNIVS officially condoled with the President on the sudden demise of the First Vice-President ESV (Dr) Emmanuel Mark, FNIVS, FRICS, SR/WA, SIOR which he said was not only a monumental loss to the institution but also to the Abuja Branch whom he actively nurtured and supervised. He prayed for the repose of his soul and for his legacy to remain indelible in the institution.

Highlight of the visit was the presentation of gifts and acknowledgement of ESV (Sir) Charles O. Ebai, FNIVS who has been instrumental to the successes recorded by the Abuja Branch.

NIESV 2ND VICE PRESIDENT ADVOCATES PROFESSIONALISM AND SUSTAINABLE HOUSING POLICIES ON RHYTHM FM ABUJA

As part of the public enlightenment initiatives of the President and Chairman of Council of the Nigerian Institution of Estate Surveyors and Valuers (NIESV), ESV (Mallam) Bature Ali Mohammad, PNIVS, pslc, the Institution continues to engage stakeholders on critical housing and real estate issues affecting Nigerians.

Speaking on Rhythm FM Abuja on 1 June 2026, the 2nd Vice President of NIESV, ESV Shola Abeji, FNIVS, pslc, addressed key issues bordering on inspection fees, quackery, rent payment systems, housing regulation, and consumer protection in Nigeria's real estate sector.

During the discussion, ESV Abeji highlighted NIESV’s collaborative efforts with relevant stakeholders to combat quackery and strengthen professionalism within the real estate industry through sustained advocacy, public enlightenment, and continuous capacity development for practitioners.

Speaking on the recurring debate surrounding monthly rent payments, he noted that while the concept appears well-intentioned, the prevailing realities within Nigeria's housing sector make its implementation impracticable and unsustainable at this time. According to him, factors such as weak legal frameworks, limited institutional efficiency, a severe housing deficit, inadequate tenant background verification systems, high construction costs, restrictive commercial lending structures, and the dominance of private-sector investment in housing continue to hinder the feasibility of a monthly rent regime.

ESV Abeji emphasized that effective housing policies should focus on creating an enabling environment for housing development, increasing government investment in social housing, encouraging public-private partnerships, improving mortgage financing systems, and ensuring the engagement of qualified real estate professionals in policy formulation and implementation.

Reaffirming NIESV’s commitment to ethical practice and consumer protection, he advocated the patronage of registered Estate Surveyors and Valuers in all property transactions. Addressing the trending issue of inspection fees and rising agency and legal charges, he clarified that registered Estate Surveyors and Valuers do not charge inspection fees for property viewings, describing the practice as a hallmark of quackery in the Nigerian real estate market.

He further criticized the reported practice by some unregistered operators in certain states of charging between 25 and 30 percent as agency and legal fees for letting transactions. He advised Nigerians to engage registered Estate Surveyors and Valuers, who charge a professional fee of ten percent in accordance with ESVARBON-approved rates while providing quality and accountable professional services.

ESV Abeji also noted that registered Estate Surveyors and Valuers can easily be identified through the NIESV and ESVARBON logos, while verification of practitioners can be carried out through the official NIESV website.

The engagement forms part of NIESV’s broader advocacy campaign aimed at promoting professionalism, protecting consumers, advancing sustainable housing reforms, and strengthening public confidence in Nigeria’s real estate sector.
