Out in the community this last week!

Our team was at the Blindness Awareness Month 2026 Community Outreach Fair at Cheesequake State Park and the Disability Employment Awareness Job and Resource Fair at Ocean County College to connect with neighbors and share how CHLP can help.

Thank you to Rebecca Kolas, Bridget Hemenway, and our intern, Romina Duarte, for staffing our tables and talking with people about free legal help with health care, benefits, housing, and more.

Yesterday, CHLP argued a case in Trenton that could affect tenants across New Jersey.
Attorneys from our Hamilton office appeared before the New Jersey Appellate Division on behalf of a tenant facing eviction, arguing that a promissory note from a charitable organization can be accepted as rent to satisfy a judgment in an eviction proceeding.
An unfavorable ruling would severely impact tenants across the state who rely on charitable promissory notes to show they can pay the rent they owe and stay housed.

CHLP Senior Staff Attorney Steven King crafted the appellate brief and argued the case masterfully, with support from Senior Staff Attorney David Podell. Managing Attorney Stacy Noonan and Director of Litigation Sean Benoit were there in court to back the team. Brenda Rascher of Catholic Charities of Trenton also filed a brief supporting our client.

CHLP advocated fiercely for our client and tenants in need throughout the state. Kudos to our team!

The Justice Project's very first fundraiser was a success!

Madison Monaghan, a high school senior, chose the Community Health Law Project as the beneficiary of her first fundraiser, and CHLP President/Executive Director Erika Kerber was pleased to join her at Evermore Coffee Roasters in Burlington to help raise funds.

Thank you to everyone who stopped by, ordered their favorite drink, and donated. And a huge thank you to Evermore Coffee Roasters for hosting and participating in this event with such generosity.

Success Story: Ninety-One Years Old, Days from Losing Her Home

Our client, a woman in her nineties with significant mobility and hearing limitations, had lived in her cooperative unit for years. A close relative visited regularly to help with errands and household tasks. When that relative had to step away temporarily, another family member offered to fill in.

Instead of caring for our client at home, that family member moved her out and kept her at their home. Her co-op maintenance fees went unpaid. An unauthorized occupant moved into the unit. The cooperative association moved to revoke her ownership and remove her.

Legal notices were served to an address where our client never saw them. She had no idea any of it was happening. By the time she was able to return home, a Writ of Possession was on her door, scheduled for ex*****on the next day.

CHLP filed an emergency application to stop the ex*****on and vacate the default. The judge granted both. Our attorney negotiated with the association's counsel; the arrears were resolved, ownership was restored, and our client moved back into her home. We are continuing to pursue an order barring the unauthorized occupant from the property.

At 91, our client came within a single day of losing the home she has lived in for years, without ever knowing she was at risk. CHLP's legal representation was the only thing standing between her and being unhoused.

On October 22, the Community Health Law Project celebrates 50 years of providing free legal representation to New Jerseyans with disabilities, chronic health conditions, and the frail elderly.

It will be an evening of great company, delicious food, and celebration of everyone who made this possible.
