** Update on Bluebell Village **

Final day to add your comments to the planning portal.

Adding more homes to our town will not help us. Cheshire East Council do little to help Knutsford and only want the income that these houses will bring (to spend elsewhere). This proposal offers no infrastructure improvements for the town.

- Pot holes!!!! Everywhere.
- Drainage issues – Mereheath Lane has been flooded for years!
- The Knutsford Sink Hole – closing a pathway to the station was dangerous, but it took them years to fix as they argued who was responsible.
- Not enough School Place
- Do we really have the right ‘leisure facilities’ for our youth. The park is poor and small. There are no ‘open’ spaces for kids to play football/sport. Other towns have multi use courts available for the kids of the town.
- They wanted to close the Leisure Centre
- Roads are poor and dangerous – often blocked up with M6 traffic – do we really need more?
- Parking in the town is limited. Some space available are dangerous (like near the old Laura Ashley).
- Not enough NHS Dentist places…. There are none!
- Not enough school place
- The medical facilities cant cope as it is.. see below.

They hide behind the statement of ‘reserved matter’, plus Cheshire East Council are not coming forward with support detailing the required infrastructure improvements needed to make this working viable proposal.

** Update on Bluebell Village **

Knutsford town council (KTC) met last night to discuss this proposal before it went to the planning meeting at Cheshire East. They are thankfully continuing with their opposition to this due to insufficient details.

We need your HELP!! Please please please, add comments to the Cheshire East planning portal with regards to this application. Comments only need to be short and simple. Hopefully, like us and KTC, you object to this on the basis that it is so vague. Please follow the link or google cheshire east planning to comment.

This application does not help the town, there will still be flooding on Mereheath lane and there will be traffic issue on Manchester Road, these will get worse. There is little improvements to be made to Doctors, Dentists and schools.. where will these people go.

We recently attending the meeting by Tatton Group and Fischer German with regards to Bluebell Village. As you can see, we objected! We also made the paper.

This proposal, coupled with all the other builds that are approved or proposed to happen in Knutsford will result in gridlock and a town that will be at breaking point.

Cheshire East have randomly and silently opened up the portal for comments with regards to Bluebell Village – the building of over 250 dwellings on Manchester Road at the back of Knutsford Football Club.

Remember…

- Knutsford is already struggling with traffic, lack of school places, creaking medical care facilities, no NHS dentists, poor roads, etc…
- They have already approved to build
o 200+ houses on Northwich Road
o 200+ on Parkgate off Mobberley Road
o 60 houses and an employment are on Manchester Road near Cotton
o A number of other multi use buildings, including the old memorial hall and Winstanley house.
- All of this, with not improvements proposed to help build the towns infrastructure.. they even proposed to close the Leisure Centre which is still in consultation.

SAY NO TO THE CONCRETING OF KNUTSFORD and the OVER LOADING OF THE TOWNS LIMITED RESOURCES.

Please attend and voice your concerns about this proposal. If not, they will think no one cares and out beautiful town will be lost forever!

The Cheshire East meeting is on the 20th December to decide our fate!

Bluebell Village open meeting.... Should be interesting to hear.

This application should not be allowed to continue, they have been fudging it for years in the hope that it will just pass by quietly.

Knutsford can't cope! But the council will take the money from the developers as they don't care. There are already too many estates going up in Knutsford. Parkgate and Tabley are over 500 houses. There is already agreement for 60 houses and a employment area near Cottons. They want to build on Longridge. And then this!!!

Image all them cars on the flood plain that is Mereheath Park. Or on the car park of Manchester Road when something happens on the M6. The roads are not safe at the best of times.

There is no proposal to invest in the infrastructure of the town. Where are the real outlines! There is just money being offered under the illusion of S106 monies that will likely never be put to improve that is needed.

Please attend this meeting and ask if you care about Knutsford.

Otherwise, they will do what they want. Just like the Leisure Center, they think they can just do it and we wont care!

Anyone know what is happening on this site just outside of the town? There has been 3 large gates put up and there seems to be some lodges having been put up there. A new fence put up round the whole of the site as well. Looks like a development of some sort, but I cant find any reference of it on the planning portal.

So a member of parliaments response to the proposal to close the leisure center. How is this possibly? Surely this is illegal by Cheshire East Council. How can they have already made up their mind! Its a joke! I might top paying my council tax!

'The council has said it will hold a consultation about the closure of the Leisure Centre - however, it's last consultations (about closing the Stanley Centre and reducing library opening hours) met with virtually universal opposition from the public, but still went ahead, as the council had already removed the money from these services months before - making the consultation nothing but a phoney paper exercise. I don’t want to see the same thing for Leisure services in Knutsford (or anywhere else).'

This will be the same for all the planning applications. The council are just taking money from developers and not thinking about the town, the people, our needs and our safety. There isn't the infrastructure in place to build Bluebell Village!

We are opposing the building of 250 more houses on Manchester Road. 60 have been approved on one site of the road already. There is the 200+ on Northwich road, 200+ on Parkgate, plus other developments like the old peoples home that was closed near the heath. Lots of new houses... more people. Not enough facilities, not enough school places or doctors or dentists...

But will all this development Cheshire East Council will approve and support the building of 250 MORE houses on Manchester road for:-

- £410,00 one off investment into the NHS and the Knutsford Medical Practise
- £136,000 one off payment to Child Services for the 'extra' 89 school places they believe this will 'generate'

How long will that funding last, especially with more people in the town!!! What about all the other needs from all the other sites!

But want to close the leisure centre! So no public place for kids and adults to swim, go to the gym, get fit.

The High School will need more investment to cover the extra cost.. the sports hall, football pitch and tennis courts are used by the school. What will then do?

More people, more traffic. No investment in infrastructure and the removal of key and essential facilities

Convenient......
Today it was announced that Cheshire East Council are reviewing funding for local leisure facilities and Knutsford Leisure Center is up for review and possibly closure.
All this whilst they support more and more estates being built in the town, with 4 sites already approved and 2 more large scale sites pending.
Then in their documentation they mention that facilities could be provided commercially.....
Meaning they approve one of the developer to build a new facility with the new estate approval.
Meaning they let developers take over our town, ruin the green belt land, increase traffic, increase population, increase pollution... all because they are too lazy to provide the facilities we need and want. Plus they get to justify to themselves and the town why they are approving more and more estates being built!!




I hope the Knutsford Guardian are on this!
