Let’s Talk “Mortgage Terms..” 🏡

In the UK the max length of time you can take out a mortgage for is 40 years.

This means if you are 40 some lenders will allow you to have a mortgage for 40 years (until you are 80)

Some lenders don’t have age restrictions 👀 BUT will need to see proof of retirement income (Pensions etc)

The longer the term the cheaper your monthly payments will be. I don’t mind long terms and recommend a 40 year term to my clients depending on their circumstances. But people panic and think “I have this for 40 years now?”

That’s not the case. When you remortgage or redeem the mortgage you can change the years. So you might be earning little at the minute BUT can see your pay increasing in the next 5 years.

40 year term might be a good option for you. As you’d take out a 40 year mortgage now.. lowest monthly payments you can get. Then after 5 years when you remortgage or move home you’ll be earning more so you can look at reducing the years from the now 35 years down to 30/25.

I hope this helps (again this isn’t a good idea for everyone)

HSBC reduce rates - 14/10/26

Don’t expect every lender to follow this is more of a repricing.

Until we have more information on how this energy crisis is going to be resolved don’t expect a downward trend in Mortgage Rates.

BUT some good news is always nice 😊

Let’s Talk “Auction Properties..” 🏡

If am honest it’s something I stay away from as a broker. I think they can be great BUT the stress of getting a mortgage offer in soo quickly is a no for me 😂

So for anyone who doesn’t know. When you look at buying a property via auction you have to different ways.

Traditional Auction - Contracts exchange straight away. You must pay a 10% deposit on the day and complete to purchase within 28 days. Getting a mortgage for this can be a nightmare. Better for cash buyers.

Modern Method of Auction - this is a little better. You pay a non refundable reservation amount (often around 4.5% this can vary) BUT you get 56 days to complete the purchase so if you need a mortgage this way can work.

You’ll typically find homes that are “harder to sell”

1. Could be a property that isn’t a traditional build

2. Unique so agents don’t know what the value of it might be

3. In a poor state of repair

Or the seller just needs it sold asap.

You can find some bargains on Auctions but it’s not something I would advise a first time buyer or someone with zero to little construction or property experience to explore. I have heard lots of stories of people being burnt by them.

So if you want to explore it be careful.

Any pros or expert auction buyers able to drop any knowledge below? 👇

Let’s Talk “Self Employed/Sole Trader Mortgages..” 🏡

Getting a mortgage as someone who is self employed might seem like it’s hard.

It really isn’t BUT a lot of it comes down to preparation.

Lenders will only accept the income you pay yourself.. so if you state you only earn £12,570 a year guess what? These lenders will only consider that income. So if you’re looking to purchase a £500,000 home and only state you earn £12,570 a year. It might be tough to find a lender that will look into this for you.

So yes by all means declare £12,570 BUT if you’re looking to buy in the future or need a mortgage or a larger mortgage have a word with a broker before you declare your income. If you want a larger home or mortgage unfortunately the only way around it is to pay a larger tax bill.

If you’re a Director of a LTD Company other lenders will look at your companies net profit and dividends. And some lenders will look at both. BUT some of them lenders might need to see 2 years accounts and might not be able to only use the 1 years.

A few more moving parts.

So it’s especially important to speak to an expert before you start looking (like me) so you know what’s possible and what you might need to do in order to be able to purchase the right property.

Don’t just jump into making offers and looking at houses before you’ve even understood what your affordability options might be.

I hope this helps, get in touch if you’d like some free advice 😊

Let’s Talk “Income Protection..” 🏡

MASSIVE CHANGES APRIL 2027.. Pensions will be part of your estate. This means inheritance tax to be paid on pensions as of April 2027. Life Insurance might be an amazing way to reduce tax burden.

- I’ve created a Free Will if you need a will hit the link in the BIO 🙌

For anyone who doesn’t know if you don’t sort out a will your estate will go to probate. Probate can take upto 12 months 👀 meaning your estate and assets won’t automatically transfer over to who you want it to go to 👀 So I created a free Will to help.

Income Protection-

A self employed persons dream. If you can’t work due to illness or injury and doctor has signed you off. This policy will payout monthly until you can go back to work. It’s like furlough.

The idea is for it to cover your monthly outgoings if you can’t work due to accident, Illness or injuries. Who it’s designed for

- Self Employed people as if you’re not working you aren’t earning

- People with no in work benefits.. as you’ll only be paid statutory sick pay which is £120 a week 👀

You can be insured for as little at ÂŁ10 a month..

I hope this helps and if you need any help or advice please feel free to get in touch…

Let’s Talk “Bank Statements and Gambling..” 👀🏡

Getting mortgage ready, a lot of people overthink this and think any kind of gambling is seen as bad.

It’s not the case.. as long as it is within reason.

Lenders WILL take it seriously if you are spending well above your means and going into your overdraft for gambling.

They will also weight it up compared to your salary. Let’s say you take home £2000 after tax and you spend £500 a month on gambling that might not go down too well..

When underwriters look at your details they want to make sure you are low risk and are sensible with your money.

The main tip to provide you when getting mortgage ready is.. Most lenders will want to look at your last 3 months bank statements so try and keep it clean before you look at applying if you’re worried about it.

Also check your credit file and credit score for any adverse payments… you can do this via a company called “Check my file..” link is in the bio -

am going to do a video in Check My File it’s SOOO important you know what’s on your credit file.. lenders don’t care about your credit score.

I hope this helps…

Let’s Talk “Low Deposit Schemes..” 🏡

You don’t actually need a 15% or 10% deposit to purchase a home you can actually get a 5% deposit and some lenders will allow 2/3% deposits and some even 0% deposits. So 100% mortgages.

So you might not need to save up as much as you think to get on the property ladder.

It’s important to understand you will be taking on a larger loan. So you have a higher risk of negative equity.

If your plans are to stay in the property for while, 5 years plus then this might not even be an issue for you.

It’s also very important to do research on the area before you purchase.

- Is the area in demand?
- Will it be getting more investment?
- Good schools? High street? Etc

All things to consider.

You don’t want to buy a home that is in an area that is getting worse with a 100% mortgage 👀

I hope this helps and get in touch if you would like to explore your options 😊 I am a free of charge mortgage broker.

Let’s Talk “Home Insurance 🏡”

Do you need it? - Yes it’s a legal requirement when you own a property and have a mortgage.

What’s the difference between Home and Building Insurance? - Nothing they are the same.

You want to get this in place ideally on the day you exchange contracts. Your solicitors will tell you a date hopefully a few days/weeks in advance. The date that is agreed is the date you get your insurance in place for.

Is contents insurance a legal requirement? - No. And neither is Life Insurance. Contents Insurance covers the contents of the property and any valuables you might have. So it could make a lot of sense. Life Insurance again isn’t a legal requirement BUT if you don’t have any in work benefits and people rely on your income to pay bills and support living costs it might make a lot of sense.

Buildings/Home insurance is the only legal requirement insurance for you to have.

I hope this helps. Follow for more. If you need insurance help or advice get in touch 😊
