Don’t Forget Dryer Vents & Exhaust Fans!

Blocked vents and fans can reduce efficiency and create safety risks including excess moisture and even fire hazards in the case of dryer vents.

Take a moment to check:
• Dryer vent for lint buildup or blockage
• Proper airflow from exterior vent hood
• Bathroom and kitchen exhaust fans for dust or grease buildup
• Weak or reduced ventilation performance

Regular cleaning helps improve air quality, boost efficiency, and keep your home safer.

A quick check today can make a big difference!

Don’t Forget the Attic & Crawlspace!

Hidden spaces in your home can quietly develop problems if they’re not checked regularly.

Take a look for:
• Signs of pests (droppings, nesting materials, chewed wood or wiring)
• Moisture stains or damp insulation
• Musty odours or poor ventilation
• Visible mould or mildew growth
• Entry points where pests or moisture may be getting in

Catching issues early can help prevent costly damage and improve overall home health.

When in doubt, consult a qualified home inspector or pest control professional.

Why Home Inspections Help REALTORS®:
1 Reducing unexpected post-closing issues.
2. Supporting informed purchasing decisions.
3. Providing documented, independent observations.
4. Helping identify safety concerns before closing.
5. Reducing the likelihood of disputes.
6. Demonstrating that the REALTOR® encouraged appropriate due diligence.

To reduce risk, REALTORS® should:
1. Recommend a CAHPI Home Inspector.
2. Encourage clients to use qualified, insured CAHPI inspectors.
3. Document all discussions about inspection recommendations or waivers.
4. Avoid commenting on the condition of building systems outside their expertise.
5. Record in writing when a client chooses to waive an inspection despite being advised of the risks.

A properly conducted home inspection is not a guarantee that every defect will be found, but it is one of the most effective risk-management tools available during a real estate transaction.

CAHPI Home Inspectors help buyers make informed decisions while also helping REALTORS® demonstrate that they exercised appropriate professional care.

Have you checked out CAHPI's Affiliate Partners lately?

SpecuLink — The All-In-One Business Operating System for the Modern Canadian Inspector.

Attention CAHPI members: SpecuLink knows that one of the biggest reasons inspectors stick with clunky, legacy reporting software is the sheer dread of rebuilding templates from scratch.

They’re excited to highlight a Canadian-built solution that is completely removing that barrier.

Meet SpecuLink. They are leapfrogging legacy platforms with wild new tech like SmartRoute AI—which completely eliminates tapping through endless menus to log defects on-site.

The best part? SpecuLink offers a complete White-Glove Template Import. You don't have to sacrifice a weekend to switch; their team does the heavy lifting to migrate your current setup directly into their modern, lightning-fast platform.

Priced in CAD, built for Canadian inspectors, and designed to get your reports done faster.

Oh, and all CAHPI members get a 15% off lifetime discount.

A Small Task That Prevents Big Inconvenience!

Dead batteries in key home systems can lead to unexpected interruptions but a quick replacement keeps everything running smoothly.

Don’t forget to check:
• Thermostats for low battery warnings
• Security systems and sensors
• Timers for lights or outdoor systems
• Smoke and carbon monoxide detectors (if applicable)

Replacing batteries regularly helps maintain comfort, safety, and peace of mind year-round.

A few minutes today can save you from a hassle later!

Carson Dunlop is focusing on where they can make the biggest difference for inspectors: training, education, inspections, and franchise development. As part of that focus, Horizon will be retiring on December 15, 2026.

Join the Carson Dunlop and Spectora teams for their upcoming webinar on Tuesday, July 28th "Making the Switch: Your Step-by-Step Migration Walkthrough" as they show you exactly how the migration works — from initiating the one-click transfer inside Horizon to seeing your templates, comments, contacts, and agents land in Spectora. You will also hear directly from a Carson Dunlop inspector who has already made the switch and get your questions answered live.
